SINGAPORE (EDGEPROP) - A 999-year leasehold, intermediate terraced house along Jalan Lakum in District 28 is available for sale. The two-storey-plus-attic house sits on a 2,347 sq ft plot. It has a guide price of $4.28 million, which translates to $1,824 psf on the land area.
The owner has engaged the auction team at Singapore Realtors Inc (SRI) to market the house. The property will be offered at SRI’s next auction on March 31.

The owner came across this property in 2010 when she was searching for a spacious house that could accommodate a multi-generational family. She eventually bought a single-storey inter-terraced house, which she saw as an opportunity to rebuild into the existing two-storey house with an attic, as well as design elements that reflect her lifestyle.
For example, the house features a central air well with a two-storey vertical garden. The owner wanted to fill the house with as much natural sunlight during the day and use natural ventilation to cool each room.
An interesting feature of the house is an exposed brick wall on the ground floor that has been designed with gaps to allow air to circulate through. The second floor and the attic feature a parallel glass bottom corridor and the section of the roof is made of glass to allow more sunlight to permeate into the interior of the house.
An avid nature lover, the owner has capitalised on the design of her house to cultivate different types of plants around the house. House plants can be found thriving in nearly every corner of the house.
The house has four en suite bedrooms, and a helper’s room on the ground floor. The property has a gross floor area of about 4,500 sq ft.
The owner says that it has become more difficult to maintain the house by herself. She is looking to right-size to a smaller house, so she felt it was the right time to offer the house for sale.

“There is a healthy level of interest from potential buyers looking for landed properties in District 28. The area is quiet and enjoys a serene environment, the neighbourhood is also close to pockets of nature. These are appealing factors for some homeowners,” says Mok Sze Sze, managing partner, auction team, at SRI.
The property also enjoys proximity to amenities at the nearby Greenwich Mall, Seletar Mall, and Seletar Aerospace Park.
Mok reckons that this property would attract buyers who are in the market for a relatively large land plot that is attractively priced. “Demand for good-quality landed houses is always strong, especially those with good layout and features. Buyers are also looking for houses with functional spaces that can accommodate work-from-home setups,” says Mok.
