Buyers and tenants are attracted to District 13, which encompasses Braddell, Macpherson and Potong Pasir. It is located at the city fringe of Singapore. The district comprises predominantly residential properties in the form of HDB clusters, private non-landed and landed homes. District 13 is served by the Macpherson MRT station of the Circle Line and the Downtown Line. It is also connected by Potong Pasir and Braddell MRT stations via North-East Line and North-South Line. Residents in these areas enjoy good accessibility to nearby shopping malls and amenities such as City Square Mall, NEX Shopping Mall and the Orchard Road shopping belt.

As a major financial and business hub, the Central Region stands as the dynamic city centre of Singapore. Spanning 13,150ha in land area, the region hosts Singapore's only UNESCO World Heritage Site and is home to many of the country's national monuments, such as the Merlion Park and Statue of Raffles. Although the region is designated mainly for commercial activities, it houses residential developments ranging from HDBs to bungalows. There is also plenty of greenery in the region, linked by 19km of park connectors. According to the Master Plan 2019, Orchard and Downtown will be rejuvenated as a lifestyle hub to include more mixed developments which offer live, work and play opportunities. New housing will be constructed in the Marina South Area with community facilities and amenities. Stage-6 of the Circle Line opening by 2025 will also enhance the Central Region's connectivity.

"Dark, dirty, smelly empty mall. Would not come here at all if not for ibis hotel and to try out the $1 lok lok food and to drink n sing at the pubs. Family with young children should Avoid basement totally. It's very rowdy with drunkards, openly smoking along with the working girls"

"A disappointing looking mall with many shops remain closed and empty after covid. The ibis hotel is within the same building yet it is not connected to the mall. We had to make a big route to reenter the mall. It was a humble mall with a family restaurant offering affordable buffet. Everything has changed but not for the better."

"Car parking is pretty solid with many well organized slots. There is a couple of places for chilling out on the second floor. Many of the shops are still for rental. Location is not bad at the corner of a busy street. There is also some food stores inside the place. Air con is great to hide from the sunny weather"
