Buyers and tenants are attracted to District 12, which is comprised of Serangoon, Toa Payoh and Balestier, a combination of areas that has historically quaint townships. Toa Payoh New Town, built by the Housing Development Board (HDB), represents Singapore’s second satellite city after Queenstown. Serangoon is well-served by two MRT lines, including the Circle Line station completed in 2010. Serangoon is also home to Nex, one of the largest shopping malls in the North-East Region of Singapore. Nex is integrated with a bus interchange, and houses a cinema and a public library. As one of Singapore's oldest housing estates, Toa Payoh has benefitted from the government's rejuvenation efforts. It has evolved into a vibrant neighbourhood centreed around HDB Hub, which has both shopping and dining facilities, as well as an air-conditioned bus interchange. Other amenities are Toa Payoh Stadium, Toa Payoh Sports Hall and Toa Payoh Swimming Complex. The Toa Payoh Stadium can sit 3,500 people, and has hosted S.League club games.

As a major financial and business hub, the Central Region stands as the dynamic city centre of Singapore. Spanning 13,150ha in land area, the region hosts Singapore's only UNESCO World Heritage Site and is home to many of the country's national monuments, such as the Merlion Park and Statue of Raffles. Although the region is designated mainly for commercial activities, it houses residential developments ranging from HDBs to bungalows. There is also plenty of greenery in the region, linked by 19km of park connectors. According to the Master Plan 2019, Orchard and Downtown will be rejuvenated as a lifestyle hub to include more mixed developments which offer live, work and play opportunities. New housing will be constructed in the Marina South Area with community facilities and amenities. Stage-6 of the Circle Line opening by 2025 will also enhance the Central Region's connectivity.

"The design & build quality of the development, low density with much less crowd / peaceful place and best of all is central & convenient location. We stay here then really got to appreciate the place better vs. just pass thru viewing when purchasing the unit. Thebdirect access into the condo from PIE really saves us plenty of time. Many options /routes we can use to travel out to various destinations. Coming back also have various options/road to take. Gives us flexibility especially with traffic in town areas nowadays with business back to normal. F&B options aplenty too along Balestier with Zhongshan Mall, Shaw Plaza, 24 hrs food ctr and eateries along the stretch of road to Whampoa mkt. Many more options in the malls in Novena. All within walking distances or even 2 min drive from condo. Heavy traffic around Thomson and Novena area is the key thing that should be resolved when North South Corrider opens from 2027. But so far based on our travel patterns, peak hour traffic around here is ok, not too bad, actually. From Vista, we usually arrive Bugis in 12 mins when we drive out at 8.15am, morining rush hour. At 5.45pm, I usually take 12 mins to arrive at Raffles Place."

"Probably best choice among the Thomson - Balestier junction. 1) Further from PIE: Lesser noise compared to nearly Arte or Cube 8. Especailly Blk 26 which is further shielded away by blk 28. more than 100m away more PIE. In contrast, Arte and Cube 8 blocks are nearer with consistent traffic noise from PIE making balcony much lesser usable. 2) Facing: I find this very important given humid and hot weather in Singapore. North (blk 26) and north west (blk 28) facing gives good ventilation and shielding from afternoon sun. 3) Layout: Vista is a lot more efficient than the projects nearby. Arte has a long balcony stretching through living and all bedrooms which is a waste. 4) Traffic: TBH, vista needs to U-turn to go back to Thomson road. It isn't as convenient as Arte or Cube 8."

"Condominium of high quality with amenties such as a 50m swimming pool, gym, half sized basketball court, gas powered bbq pits at ground and sky gardens, children playground and water playground. Exteriors grew with vines making it cooling and give shades to residents."
