Buyers and tenants are attracted to District 11, which is comprised of Thomson, Watten Estate, Novena and Newton. This area is famous for a number of renowned schools, religious houses and elite residential estates. With forests and reservoirs scattered around the Thomson area, property prices here are significantly higher compared to other parts of Singapore. The Watten district next to Bukit Timah is one of the most prestigious locations for residential estates in Singapore, sharing forest and golf course greenery as well as being close to Singapore’s Central Business District. Novena is home to the Inland Revenue Authority Building and Singapore’s largest medical centre, Tan Tock Seng Hospital. Although Newton’s pace of life is relatively slow compared to neighbouring Tanglin and Orchard, its residential properties remain expensive, as it’s strategically located between Orchard Road and Bukit Timah.

Spanning 13,150ha in land area, the region hosts Singapore's only UNESCO World Heritage Site and is home to many of the country's national monuments, such as the Merlion Park and Statue of Raffles. Although the region is designated mainly for commercial activities, it houses residential developments ranging from HDBs to bungalows. There is also plenty of greenery in the region, linked by 19km of park connectors. According to the Master Plan 2019, Orchard and Downtown will be rejuvenated as a lifestyle hub to include more mixed developments which offer live, work and play opportunities. New housing will be constructed in the Marina South Area with community facilities and amenities. Stage-6 of the Circle Line opening by 2025 will also enhance the Central Region's connectivity.

"Older condo with continuous garbage chute and pest issues. Corporate landlord is slow to execute renewals and wont accommodate. Avoid 1/2 bedders because strongly exposed to unblocked west sun on glass facade (300$ electricity a month just to cool down) and noise even at high floor from Newton road noise, NE corridor tunnel works till 2026. Good for families with young kids on the bigger units (I can see big Indian expat community)"

"The good: Very close to United Square with all its facilities and shops for kids. Condo is well maintained. The security are polite and efficient, very good. The footprint of the condo is very large, lot of space within condo for kids to ride bikes and play. The bad: Traffic noise is high as central position. MRT construction and 12 lane underpass means building noise will continue for 8 years. They have cut down all the trees due to construction so getting across to Velocity is very hot now. Drilling through the night as behind on schedule due to Covid. The pool is very very cold, never gets any sun. Cockroaches takeover units that are empty, they come up the drains. Very slow in returning deposit (12 weeks) even once property handed over"
