"1. For tenants: Superb River Valley/Somerset D9 location for rental. Walking distance to Great World and Somerset MRT stations, Orchard road shopping belt, Robertson Quay, NTUC, food, near to CBD. 2. For buyers: Value for money, freehold, yet PSF is grossly undervalued compared to immediate surrounding condos. 3. For investors: Small estate with single tower makes it easy to attract developers to buy enbloc (previous attempts did not meet owner's price expectations). Number of floors and units are currently not maximised for its plot ratio of 2.8, compared to condos that are right next to it."
