Description
Kentish Green is a leasehold (99 yrs from 1995) apartment completed in 1999. It is developed by KENTISH COURT PTE LTD and designed by RDC ARCHITECTS PTE LTD. The development occupies a land area of 5,494 sqm and a Gross Floor Area of 15,382 sqm. It consists of 122 units. According to records, buyers of this development are Singaporean 70.1%, PR 17.2%, Foreigner 11.5%, Company 0.4%.

KENTISH GREEN is located along Oxford Road in Kallang, in District 8. It is accessible through the nearest MRTs including Farrer Park NE8 and Little India DT12, NE7.

Based on transaction data in the last 12 months, sale prices range from S$ 1,192 psf to S$ 1,347 psf at an average of S$ 1,297 psf. Its highest recorded transaction was S$ 1,366 psf in Apr 2023 for a 1,259-sqft unit. Its lowest recorded transaction was S$ 372 psf in Oct 2006 for a 1,044-sqft unit. Its current rental yield is at 3.5%. Other nearby amenities include: 3 Grocerie(s): NTUC FAIRPRICE CO-OPERATIVE LTD, NTUC FAIRPRICE CO-OPERATIVE LTD, PAN PACIFIC INTERNATIONAL HOLDINGS PTE. LTD., and 3 Shopping Mall(s): City Square Mall, Mustafa Centre, United Square Shopping Mall.

Buyers and tenants are attracted to District 8, which includes Farrer Park, Little India and the area around Serangoon Road. A large proportion of Little India and Farrer Park’s properties are shophouses zoned as commercial/residential, with commercial on the ground floor and homes or apartments above. The area around Serangoon MRT is particularly well served by public transport as Serangoon MRT is an interchange between the Circle Line and North-East Line, and it is also connected to the Serangoon Bus Interchange. Additionally, Little India MRT has links to both the North-East Line and Downtown Line. The large numbers of shophouses in District 8 offers a quaint and unique boutique experience to discerning shoppers looking for a break from the generic, sprawling malls. The district's shophouses are becoming increasingly popular as investment properties, too, especially to investors looking to benefit from their relative scarcity in Singapore and their proximity to the Downtown Core.

As a major financial and business hub, the Central Region stands as the dynamic city centre of Singapore. Spanning 13,150ha in land area, the region hosts Singapore's only UNESCO World Heritage Site and is home to many of the country's national monuments, such as the Merlion Park and Statue of Raffles. Although the region is designated mainly for commercial activities, it houses residential developments ranging from HDBs to bungalows. There is also plenty of greenery in the region, linked by 19km of park connectors. According to the Master Plan 2019, Orchard and Downtown will be rejuvenated as a lifestyle hub to include more mixed developments which offer live, work and play opportunities. New housing will be constructed in the Marina South Area with community facilities and amenities. Stage-6 of the Circle Line opening by 2025 will also enhance the Central Region's connectivity.

"Kindly beware before renting unit 01-11 from agent Joyce & landlord Bhanumathi. I lived there for 2 years and after finishing my contract the landlord & agent retained 90% of 2 year my deposit. At handover the agent claimed it all looked good and there seems to be no issue and will refund the deposit within 2 weeks as per the TA barring a small hole on the kitchen cabinet top sheet which just popped on its own and there isnt anything I can do to prove it. I myself showed her the hole out of honesty. My agent was 5 mins late so I asked her to wait at handover and she didnt wait, the moment he came she just walked off without speaking to him as if she doesnt want to talk terms. The moment after handing over the keys for 2 weeks she did not pick up my calls or my agents, in-spite of calling her 2-3 times a day. I messaged her to speak to my agent and she responded she wont repond to him because he is not courteous which is bogus. I asked for owners contact so I can handle directly and she said she is representing owner and I should only speak to her. She just responded 2 days before CNY and forwarded a quote to my agent stating they are deducting $2200 for kitchen cabinet hole, $1150 for repainting bottom of study room (for 4 feet x 2 feet minor discoloration which cant even be noticed unless you take a magnifying glass). Prorated rent for 3 weeks and a check for the rest has been deposited, no explanation whatsoever. After this my agent and me called many times and she did not respond, my agent even called her from unknown numbers and she didn't pick up. Finally, after I called her mutiple times I left her a message to pick my call and all she replies is 2 words - text me. By this point my 2 weeks are done and I haven't received my deposit back and I sent her a long angry message that she and the owner are trying to rip me of my deposit and that I will go to court and also complain to the CEA about her and also share on socialmedia my experience. For which she responds, apologize to me for threating or else I will file police complaint. I asked her where is the contractors quote for the amounts they are stating and she says its CNY the quote will be delayed. And now she says you can take your issues with owner I am only relaying her message. Suddenly she doesn't want to be involved when I inform I will file court claim when I asked her for owners details in the first place. At this point its clear they are just trying to scam. There is no contractors quote but they have already provided exact amounts they are going to deduct, the second the keys are handover they go MIA, it takes a little over $1000 to white paint entire unit whereas they require the same amount to paint 10 feet of light murky patch. A kitchen top hole about 2cm costs $2200 to cover up for some shabby contractor they used to do the kitchen. Whoever is viewing this unit do not fall prey to these scammers, the unit is old and not worth loosing your hard earned money even though the rent is fairly reasonable. I even complained in December that there is water leaking from the bathroom & living room roofs for which they did not send anyone to look at. They will make bogus claims and rip you. Take the unit at your own risk."
