Description
City Square Residences is a freehold condominium completed in 2009. It is developed by CITY DEVELOPMENTS LTD and designed by ONG & ONG ARCHITECTS PTE LTD. The development occupies a land area of 17,935 sqm and a Gross Floor Area of 88,242 sqm. It consists of 744 units. According to records, buyers of this development are Singaporean 64.7%, PR 12.4%, Foreigner 20.4%, Company 2.3%.

CITY SQUARE RESIDENCES is located along Kitchener Link in Kallang, in District 8. It is accessible through the nearest MRTs including Farrer Park NE8 and Jalan Besar DT22.

Based on transaction data in the last 12 months, sale prices range from S$ 1,233 psf to S$ 2,247 psf at an average of S$ 1,981 psf. Its highest recorded transaction was S$ 2,247 psf in Oct 2024 for a 861-sqft unit. Its lowest recorded transaction was S$ 400 psf in Apr 2005 for a 1,690-sqft unit. Its current rental yield is at 3.2%. Other nearby amenities include: 3 Grocerie(s): NTUC FAIRPRICE CO-OPERATIVE LTD, PAN PACIFIC INTERNATIONAL HOLDINGS PTE. LTD., MUSTAFA HOLDINGS PTE LTD, and 3 Shopping Mall(s): City Square Mall, Mustafa Centre, Jalan Besar Plaza.

Buyers and tenants are attracted to District 8, which includes Farrer Park, Little India and the area around Serangoon Road. A large proportion of Little India and Farrer Park’s properties are shophouses zoned as commercial/residential, with commercial on the ground floor and homes or apartments above. The area around Serangoon MRT is particularly well served by public transport as Serangoon MRT is an interchange between the Circle Line and North-East Line, and it is also connected to the Serangoon Bus Interchange. Additionally, Little India MRT has links to both the North-East Line and Downtown Line. The large numbers of shophouses in District 8 offers a quaint and unique boutique experience to discerning shoppers looking for a break from the generic, sprawling malls. The district's shophouses are becoming increasingly popular as investment properties, too, especially to investors looking to benefit from their relative scarcity in Singapore and their proximity to the Downtown Core.

As a major financial and business hub, the Central Region stands as the dynamic city centre of Singapore. Spanning 13,150ha in land area, the region hosts Singapore's only UNESCO World Heritage Site and is home to many of the country's national monuments, such as the Merlion Park and Statue of Raffles. Although the region is designated mainly for commercial activities, it houses residential developments ranging from HDBs to bungalows. There is also plenty of greenery in the region, linked by 19km of park connectors. According to the Master Plan 2019, Orchard and Downtown will be rejuvenated as a lifestyle hub to include more mixed developments which offer live, work and play opportunities. New housing will be constructed in the Marina South Area with community facilities and amenities. Stage-6 of the Circle Line opening by 2025 will also enhance the Central Region's connectivity.

"I moved to City Squre Residences 4+ months ago from the suburbs and am absolutely loving the conveniences here. A mall next door with a direct connection to the Farrer Park MRT station, a movie theatre in the mall, Mustafa Centre with its late-night shopping availability just a few minutes away and an abundance of F&B outlets ranging from coffee shops, to dosai houses, to fast food joints, to restaurants. It has facilities like a gym, barbecue spots, swimming pool, children's fun pools, tennis courts, and even a bowling alley. Being on the city fringe, and in a central location, makes commuting to any part of SG easy from this condominium."

"You don't trust anyone's review if he or she has no experience "living" here. Keep in mind landlords wouldn't tell you any weakness. I should have read the reviews before moving in here. The management and bylaw. How can I say about this wonderland Is every Singapore condo the same as this one except what I have been I don't understand why they do like that. It can harm its fame, but it seems someone who hate this property is on a very high position of the management. Would my family survive without any more terror for the remaining period in this heaven"

"This is my first ever 1 star rating. I have never ever in my life got rejected at a condo because they dont allow visitors to park before 6am. Doesnt help with unreasonable restrictions in the rudest attitude from the guard. Its unfortunate as the condo is situation in a prime spot with such bad management. To the management, you can do better than this"

"Great condo, I've stayed here for 6 months now. Problems are that the security is unnecessarily complex and not very friendly, and the neighbors I have are pretty bad. They leave the garbage chute open letting cockroaches out and shout a lot outside my door."

"Each member from the management team will tell you one thing different. Then you will stand at the little window saying "but the other person said this" then whoever is there won't entertain. Rofl If you get them to check your documents and come back next time they won't say the documents you missed out. Just my experience there, overall the condo is nice. Just the condo only. Other things, err okay."
