Which are the most popular MRT stations in Singapore?

As the upcoming Thomson-East Coast Line launches in 2019, savvy investors can start scoping out hot deals around the most popular MRT stations on the island.

Based on the volume of searches amongst property buyers who used our search by MRT station tool on EdgeProp.sg, we have identified the top 5 MRT stations to live near in Singapore. They are (in descending order): Serangoon, Bishan, MacPherson, Buona Vista and Paya Lebar.

Interestingly, all five MRT stations are located on the Circle Line and intersect with other major lines, such as the East-West Line or North-East Line.

Besides identifying the most popular MRT stations, we’ll also have a look at the most affordable condos located within 500m from these MRT stations. To identify these properties, we looked at completed projects and used average psf figures to come up with the most affordable properties.



1) Serangoon

Average price: $1,146 psf

Located along Vaughan Road and 295m from Serangoon MRT station, the 99-year leasehold condominium was completed in 2003 with a total of 475 units. It is near amenities such as NEX Shopping Mall, Upper Serangoon Shopping Centre and established schools such as St. Gabriel’s Primary School, Maris Stella High and Zhonghua Secondary School and Nanyang Junior College.

Average price: $1,300 psf

Located along Upper Serangoon Road and 494m from Serangoon MRT station, the freehold condominium secured TOP in 2016 with a total of 36 residential units. NEX Shopping Mall and Woodleigh Village Hawker Centre are a short walking distance away and the condo is near St. Gabriel’s Secondary School and Yangzheng Primary School.

Average price: $1,751 psf

Located along Lew Lian Vale in District 19 and 465m from Serangoon MRT station, the freehold condominium was completed in 2017 with a total of 171 units. It is walking distance from NEX Shopping Mall, Woodleigh Village Hawker Centre and schools such as St. Gabriel’s Secondary School and Maris Stella High School.

Average price: $1,551 psf

Located along Lorong Lew Lian in District 19 and 408m from Serangoon MRT station, the 99-year leasehold condominium was completed in 2016 with a total of 519 units by Singapore developer CDL. It is three minutes’ walking distance from NEX Shopping Mall, Woodleigh Village Hawker Centre and close to good schools like St. Gabriel’s Primary, Secondary School and Peicai Secondary School.

2) Bishan

Average price: $1,528 psf

Located along Bishan Street 15 and 283m from Bishan MRT station, the 99-year leasehold condominium was completed 2015 with a total of 509 units. It is walking distance from Junction 8 Shopping Mall, Bishan Stadium, multiple childcare centres and institutions such as St. Joseph’s Institution and Kuo Chuan Presbyterian Secondary School.

Average price: $1,249 psf

Located along Bishan Street 15 and 213m from Bishan MRT station, the 99-year leasehold condominium was completed in 2016 with a total of 200 units by Singapore-based Far East Development. It is opposite Junction 8 Shopping Mall, and is a stone’s throw away from prestigious schools, such as Raffles Institution, Catholic High and Kuo Chuan Presbyterian.

Average price: $1,747 psf

Located along Bishan Street 21 and 199m from Bishan MRT station, the 99-year leasehold condominium was completed in 2000 with a total of 694 units by Singapore-based Capitaland. It is a close walking distance to Junction 8 Shopping Mall, and is located close to top schools, Raffles Institution and Catholic High.

3) MacPherson   

Average price: $1,125 psf

Located along 233 Paya Lebar Road and 478m from Macpherson MRT station, the freehold condominium was completed in 2006 with a total of 228 units. It is a short distance from Aljunied Park and Tanjong Katong Shopping Centre and is located a short drive from recognised schools, such as Cedar Girls Secondary School and Maris Stella High School.

4) Buona Vista    

Average price: $1,407 psf

Located along 33 Rochester Drive in District 5 and 285m from Buona Vista MRT station, the 99-year leasehold condominium was completed in 2011 with a total of 334 units. It is a short walk from Rochester Drive and Star Vista Shopping Centre and is located minutes’ away from well-established schools, such as Fairfield Methodist Primary and Secondary School and Anglo-Chinese Junior College.

5) Paya Lebar

Average price: $996 psf

Located along Lorong 39 Geylang in District 14 and 221m from Paya Lebar MRT station, the 99-year leasehold condominium was completed in 2002 with a total of 112 units. It is close to Paya Lebar Square, Tanjong Katong Complex and is located minutes away from local and international schools, such as Tanjong Katong Girls School and Etonhouse International School.

Average price: $930 psf

Located along Lorong 31 Geylang in District 14 and 249m from Paya Lebar MRT station, the freehold condominium was completed in 2004 with a total of 32 units by developer Fragrance Land. It is close to City Plaza, Geylang Serai Malay Village, Tanjong Katong Complex and is located nearby elite schools, such as Haig Girls’ School, Tanjong Katong Secondary and Tanjong Katong Girls’ School.
