Waterfall Gardens reaches new high of $2,175 psf

SINGAPORE (EDGEPROP) - Waterfall Gardens topped the list of condos that achieved new psf-price highs during the week of May 19 to 23. This comes from the sale of a 1,830 sq ft, three-bedroom unit on the fifth floor for $3.98 million on May 19, which works out to $2,175 psf. The price beats the previous high of $2,150 psf registered in November 2022 when a four-bedroom penthouse measuring 4,037 sq ft fetched $8.68 million.

The seller in the May 19 transaction had purchased the apartment in August 2015 for $2.75 million ($1,503 psf). This means they made a $1.23 million (45%) gain on the sale.

Waterfall Gardens is a freehold 132- unit development located along Farrer Road in District 10. Developed by MCL Land, it was completed in 2010. It comprises three towers spanning 12 storeys each, and residences are a mix of three- and four-bedroom apartments ranging from 1,829 to 2,583 sq ft. There are also 12 penthouse units ranging from 3,380 to 4,844 sq ft.



Bartley Ridge is another condo that saw a new psf-price high when a 1,173 sq ft apartment on the 15th floor changed hands for $2.2 million ($1,875 psf) on May 23. The sale of the three-bedroom plus-study unit exceeds the previous record of $1,843 psf set in February when a 1,302 sq ft unit on the fifth floor was sold for $2.4 million.

Bartley Ridge is a condo on Mount Vernon Road, off Bartley Road in District 13, which was completed in 2016. Jointly developed by City Developments, Hong Leong Holdings and TID (a joint venture between Hong Leong Group and Mitsui Fudosan), the 99-year leasehold condo comprises 868 units spread across nine residential towers. Units comprise a mix of one- to four-bedroom apartments between 441 and 2,121 sq ft.

Affinity at Serangoon also hit a new psf-price high during the period in review. This comes with the sub-sale of a two-bedroom-plus-study unit measuring 732 sq ft for $1.35 million ($1,844 psf) on May 22. It surpasses the previous high set in August 2022 by the sale of a 624 sq ft unit for $1.15 million or $1,842 psf.

Affinity at Serangoon is a 99-year leasehold condo located along Serangoon North Avenue 1 in District 19. The 1,052-unit project is developed by a consortium of local developers led by Oxley Holdings that includes KSH Holdings, SLB Development and Apricot Capital. It is a redevelopment of Serangoon Ville, a former HUDC (Housing and Urban Development Co) estate. Units comprise one- to four-bedroom units of 474 to 1,711 sq ft, in addition to 10 penthouses of 1,550 to 1,701 sq ft. There are also 40 townhouses of 2,056 to 2,347 sq ft.

The project was launched for sale in June 2018 and has seen 1044 (99%) units taken up at an average price of $1,494 psf, based on caveats lodged. Slated to be completed later this year, Affinity at Serangoon has seen a pick-up in sub-sale transactions. Since the start of the year, there have been 23 sub-sale transactions at the development. Units sold measure from 474 to 1,152 sq ft, with prices ranging between $780,000 and $1.97 million on an absolute basis, or between $1,635 and $1,844 on a psf-price basis.

No new psf-price lows were recorded during the period in review.
