The 1,690 sq ft, three-bedroom unit at The View @ Meyer was sold for $3.83 million on June 27.
SINGAPORE (EDGEPROP) - The sale of a 1,690 sq ft, three-bedroom unit at The View @ Meyer topped the list of condo units that achieved a new psf-price high from June 23 to 28. The three-bedder on the 17th floor was sold for $3.83 million ($2,266 psf) on June 27. This beats the previous high at the condo, which was from the sale of a 1,798 sq ft, four-bedroom unit on the 21st floor for $3.78 million ($2,100 psf) in February 2011.
The View @ Meyer is a freehold condo on Meyer Road in Marine Parade in District 15. The boutique 45-unit project was completed in 2009 by GuocoLand. It has one- to four-bedroom units of 629 to 1,894 sq ft, as well as a 4,209 sq ft penthouse on the 22nd floor.
Located at the junction of Meyer Road and Arthur Road, The View @ Meyer is located next to the exit of Katong Park MRT Station on the Thomson-East Coast Line, which will open next year. It is also directly in front of the Katong Park playground.

The View @ Meyer also enjoys proximity to schools, recreation facilities, and amenities in the East Coast area. Dunman High School and the Singapore Swimming Club are less than 500m away, while Katong Park and East Coast Park are within walking distance.
Over the past decade, prices at The View @ Meyer have climbed from $1,610 psf in July 2013 to about $2,260 psf this month.
The neighbouring 41-unit Arthur Mansions (completed in 1993) on Arthur Road has an average price of $1,968 psf, while Meyer Residence on Meyer Place sees units transact for about $2,171 psf. The 68-unit Meyer Residence was completed in 2009.
In comparison, newly launched projects in the area command prices of slightly more than $2,500 psf. One Meyer, a 66-unit condo by Sustained Land, has an average price of about $2,526 psf, and Liv @ MB, a 99-year leasehold project by Bukit Sembawang Estates, sees units go for about $2,544 psf.
In prime District 10, the sale of a 1,302 sq ft unit at Sommerville Park set a new psf-price high at the condo. The three-bedroom unit changed hands for $2.85 million ($2,188 psf) on June 26. This trumps the previous high set on March 9 when a 1,948 sq ft unit was transacted for $4.25 million ($2,181 psf).

Sommerville Park is a freehold development on Farrer Drive. The sprawling 855,571 sq ft development was completed in 1985 and comprises 396 condo units and 57 strata landed houses. Condo units are housed among four tower blocks and range from one- to three-bedders, while landed units comprise a mix of townhouses and two-storey maisonettes.
The condo’s prime location puts it close to exclusive residential areas such as the Good Class Bungalows along Gallop Road, Cluny Hill, and Holland Park, as well as the condos on Leedon Road and amenities in Holland Village and Dempsey Road.
Based on a compilation of caveats by EdgeProp Singapore, Sommerville Park currently commands an average price of $1,996 psf.
Over in the Beauty World neighbourhood in District 21, the sub-sale of a ground-floor, five-bedroom unit set a new psf-price high at View at Kismis. The 1,270 sq ft unit was sold for $2.55 million ($2,008 psf) on June 27. This is the first time a unit at the uncompleted project was sold for more than $2,000 psf.
The previous psf-price high was from the sub-sale of a 667 sq ft two-bedder for $1.31 million ($1,963 psf) on March 2.

View at Kismis is a 99-year leasehold condo on Lorong Kismis. The 186-unit project is jointly developed by Roxy-Pacific Holdings and Tong Eng Group, which launched the project in July 2019. The developers moved about 30 units at an average selling price of $1,600 psf at the time. According to developer sales data, View at Kismis was fully sold by October 2021 with an average price of about $1,976 psf.
The condo is surrounded by several three-storey, mixed landed estates off Lorong Kismis and Toh Tuck Road, and it is close to Beauty World MRT Station on the Downtown Line.
The area will be further rejuvenated when Far East Organization completes its integrated project, The Reserve Residences, which comprises 732 residential units, 160 serviced apartments, and a new three-storey mall connected to Beauty World Station. The Reserve Residences sold 520 condo units during the opening sales weekend of May 27–28. According to the developer, the average price was $2,460 psf.
