The Verandah Residences stands out in black and white

SINGAPORE (EDGEPROP) - When Oxley Holdings launched The Verandah Residences in Pasir Panjang in April last year, the freehold project was sold out within three months.

The project also clinched the Marketing Excellence Award, for Residential (Uncompleted), Central, at the EdgeProp Singapore Excellence Awards 2019.

Apart from a good marketing strategy, Oxley attributes the project’s success to its architectural design and location.

“The product itself is something that is unique and iconic. Upon completion, The Verandah Residences will definitely change the streetscape of Pasir Panjang Road,” says Oxley.



Expected to be completed in 4Q2023, the development comprises 167 apartments and three strata houses. On average, the units were sold at $1,823 psf.

Designed by DP Architects, The Verandah Residences is inspired by the black-and-white colonial bungalows in the neighbouring cluster. What makes these colonial houses distinct were the large verandahs at the front and sides, broad overhanging sloping roofs, louvred windows and open windows, and open interior spaces that encourage natural air flow.

The Verendah Residences has adapted this design and given it a modern twist. The project has eaves and ledges inspired by the traditional houses to keep away direct sunlight and rain. Window walls were used to recreate the effect of keeping interiors naturally airy and cool. Louvred screens were designed to protect the interiors from the sun and rain, while still allowing natural airflow to cross-ventilate the interiors. The iconic verandahs of black-and-white bungalows were also incorporated into the project’s design through distinctive “Juliet balconies”.

The project’s 89,620 sq ft site will have four 5-storey blocks with a range of one- to four-bedroom apartments as well as three strata houses. According to Oxley, the project was intentionally designed to be low- rise and have a low density to preserve its exclusivity.

Oxley has catered for a range of investors and future homeowners in mind with its unit types. There are 57 one-bedroom apartments starting from 463 sq ft; 10 one-bedroom-plus- study units of 603 sq ft each; 11 two-bedroom of 646 sq ft each and 21 two-bedroom premium units starting from 689 sq ft.

Three- and three-bedroom premium types make up 48 units, with sizes starting from 904 sq ft. Families looking for more space also have the options of 20 four-bedroom units start- ing from 1,249 sq ft as well as strata houses of 2,174 sq ft each.

The project is a redevelopment of the former 231 Pasir Panjang Road, which Oxley purchased for $121 million, or $964 psf per plot ratio, back in July 2017.

Within proximity of the project is the Southern Ridges that links some of Singapore’s nature spots stretching from Mount Faber to HortPark, Labrador Nature Reserve and Kent Ridge Park. It is also close to educational institutions such as the National University of Singapore, United World College, Anglo-Chinese School (Independent), Nan Hua Primary School and The Japanese School.

The Verandah Residences is within 600m of Haw Par Villa MRT Station on the Circle Line and is a two-minute drive to Kent Ridge Park and Mapletree Business City. One-north and Vivocity are just five and six minutes away, respectively, by car. Meanwhile, the CBD is just a 10-minute drive away.
