In January, the owners of a semi-detached house on Vanda Road sold their property for $13.1 million. Based on the freehold land area of 3,667 sq ft, the price translates to $3,572 psf. The transacted price achieved is a new high both in absolute and psf price for the Vanda Road-Linden Drive neighbourhood in District 11.
The owners, Mr and Mrs Tan, had purchased the Vanda Road property in November 2021, when it was newly completed. They paid $11.18 million ($3,049 psf) for the home just before it obtained its Temporary Occupation Permit (TOP) in 2022. The house has a built-up area of 9,000 sq ft, with five en suite bedrooms, a wine cellar, a lawn and an 18m lap pool. The driveway and car porch are large enough to fit four cars.

Last September, the Tans put their semi-detached house on Vanda Road for sale at $13.8 million ($3,763 psf). Hence, the transacted price is just 5% below the asking price.

"It is one of the more well-built semi-detached houses I've transacted, and this certainly helped the buyers decide on their purchase," says Alvin Choo, associate district director of investment sales and affluent markets at PropNex, who brokered the deal.

The Tans were already searching for their next home before they sold their property. They wanted to remain in the Bukit Timah-Dunearn Road neighbourhood near their children's schools. The Tans, who described themselves as "addicted to fresh starts", wanted an older home that they could put their stamp on, through extensive additions and alterations rather than redevelopment.
They had zoomed in on a detached house on Duchess Avenue, also in the Bukit Timah-Dunearn Road neighbourhood, but this time, in prime District 10 instead of District 11. The detached house on Duchess Avenue sits on a 999-year leasehold site of 5,880 sq ft. According to a caveat lodged in January, they paid $13.99 million ($2,379 psf) for the property. Choo also brokered the deal.
