These transactions prove irresistible property buys are still on the market.
SINGAPORE (EDGEPROP) - From Aug 6 to Aug 30, we looked for property transactions that were deemed as value buys for each asset class – condominiums, HDB flats and landed houses. (See also: Value buys among Singapore properties: Aug 1 to 13)
For the purposes of this article, we limited our search to condominiums in Districts 9, 10, 11 as well as District 15, that sold for less than $1,500 psf.
Likewise, five-room, executive, jumbo HDB flats or maisonettes that transacted below $800,000 within the areas of Bishan, Toa Payoh and Queenstown, were considered an irresistible deal. (See: Find HDB flats for rent or sale with our Singapore HDB directory)
With landed property, any terrace, semi-detached house or bungalow that sold for $2.5 million and below, was considered a steal.
A 1,249 sq ft three-bedroom unit at Parc Centennial sold for $1.81 million, or $1,450 psf, according to caveats lodged on Aug 18.

The freehold unit sits on the second storey of the 19-storey block.
Within the development, the highest price psf transacted so far stands at $1,548 psf for a 1,163 sq ft unit in June 2018.
Parc Centennial, which is located on Kampong Java Road, is within walking distance to Newton and Novena MRT stations on the North-South Line.
Developed by EL Development, Parc Centennial comprises just 51 units with a mix of two- and three-bedders, a sky studio and two penthouse units ranging from 1,098 sq ft to 2,486 sq ft. It was completed in 2011.

A five-room flat at Blk 8 Ghim Moh Road measuring 1,259.38 sq ft sold for $748,000 this month. The transacted price translates to $593.94 psf.

The unit is located on the 18th floor of the 25-storey block. The flat has 55 years left on its 99-year lease from 1977.
The flat is within close proximity to 20 Ghim Moh Road Market & Food Centre, The Star Vista and Buona Vista Station on the East-West and Circle lines. The flat is also within just a 20-minute drive to Orchard Road.
In July, a 1,280.91 sq ft five-room unit on the 21st floor within the same block sold for $865,000, or $675.30 psf, which is the highest quantum for the block.

A 3,380 sq ft strata terrace or townhouse unit changed hands for $2.4 million or $710.06 psf on Aug 5.

The terrace is located within the 99-year Euhabitat condominium along Jalan Eunos.
To date, the townhouses within Euhabitat have transacted within a range of $651 psf for a 3,380 sq ft unit in September 2020 to a high of $828 psf for a similar unit in September 2019.
Euhabitat, which is developed by Far East Organisation, was completed in 2016.
The development has 748 units that span a mix of four different housing styles, from small office home office (SOHO) units to suites (or single bedroom units), condominium units and townhouses over a land area of 57,800 sqm.
