SINGAPORE (EDGEPROP) - UOL Group has topped out the residential twin towers at Avenue South Residence, its 1,074 unit project located on Silat Avenue which is a 50:30:20 joint venture with Singapore Land Group and Kheng Leong Company.

A topping-out ceremony was held on Feb 25, attended by Minister for National Development Desmond Lee.
In his speech during the ceremony, Minister Lee commended the project’s use of the prefabricated prefinished volumetric construction (PPVC) which allowed it to overcome disruptions caused by the pandemic and stay on track for its targeted completion in 2Q2023.
Under the PPVC method, modules are built and assembled at factories off-site before being transported for stacking and assembly at the project location.
Modules for Avenue South Residence were built in a factory located in Tuas where inventories were stockpiled, allowing work on the project to continue even during the height of the pandemic when production had to be halted.
Over 3,000 large modules were constructed to form the 56-storey towers at Avenue South Residence. Scaling 192m in height, the building is the world’s tallest PPVC residential development.
According to UOL and main contractor United Tec Construction, the PPVC method improved project productivity by about 40% in terms of manpower and time savings.
Meanwhile, UOL CEO Liam Wee Sin notes that the pandemic highlighted the vulnerabilities and the need to accelerate the transformation of the Built Environment industry.
“Our industry continues to face headwinds aggravated by Covid-19 such as foreign labour shortages, low productivity and supply chain disruptions. To overcome some of the issues, we must adopt digitalisation for integrated digital delivery, decarbonisation to address long-term climate change issues; and develop industry alliance to accelerate transformation as exemplified in [Avenue South Residence],” he comments in a Feb 25 press statement.
Units at Avenue South Residence comprise one- to four-bedroom units spread across three collections: the Heritage Collection, the Horizon Collection, and the Peak Collection.
The Heritage Collection is a cluster of five conserved four-storey blocks on the project site that have been refreshed to accommodate 86 apartments. The Horizon Collection comprises units on the first to 36th floors of the residential towers, while the Peak Collection spans units located on the 37th floor and above.
To date, 948 or 88.3% of units at Avenue South Residence have been sold at an average price of $2,062 psf, based on caveats lodged.
