Unit at Les Maisons Nassim sold for $6,073 psf

SINGAPORE (EDGEPROP) - In the week of April 30 to May 8, the highest transaction recorded on a psf basis was for a unit at ultra-luxury condo Les Maisons Nassim. On May 5, a four-bedroom unit measuring 6,092 sq ft located on the first floor was sold by the developer, Hong Kong-listed Shun Tak Holdings, for $37 million, or $6,073 psf. It is the highest psf price transaction recorded for the development so far this year.

The transaction also marks the second-highest psf price recorded for units sold at the freehold development to date. The highest psf price transaction was for the larger of the property’s two penthouses — a 12,077 sq ft unit which sold for $6,210 psf or $75 million last October.

Les Maisons Nassim is a low-rise development comprising three five-storey blocks with just 14 units. The development sits on a prime freehold site spanning 66,452 sq ft in the prestigious Nassim Road enclave. The project was launched for sale last May together with Park Nova, Shun Tak’s high-rise luxury residential tower at the junction of Tomlinson Road and Orchard Boulevard.



Unit sizes at Les Maisons Nassim range from 6,049 to 12,077 sq ft, with four to five bedrooms each. Based on caveats lodged, 10 out of the 14 units have been sold. The development is scheduled to be completed in 1H2023.

Ardmore Park hit a new psf price high after a four-bedroom unit measuring 2,885 sq ft unit was sold on May 5 for $12.23 million ($4,240 psf). This marks a new all-time high psf price for the development and is the first time a transaction at Ardmore Park has crossed the $4,000 psf threshold.

The unit sold is located on the 26th floor. It was previously acquired in April 2019 for $9.5 million ($3,293 psf), meaning the seller netted a gain of $2.73 million.

Ardmore Park is a freehold luxury development that was completed in 2001. The development consists of three 30-storey blocks and was completed in 2001. The 330-unit development has typical four-bedroom units of 2,885 sq ft as well as six duplex penthouses of 8,740 sq ft.

Located just off Draycott Park and Draycott Drive, Ardmore Park is part of the Ardmore-Draycott enclave that is also known as Singapore’s “billionaire belt”. In the vicinity are Tanglin Club and American Club as well as the prime Orchard Road shopping belt.

Another development that saw a new psf price high was Fulcrum after a 678 sq ft unit on the 21st floor sold for $1.8 million or $2,654 psf on May 4. The psf price for the transaction marks a new all-time high for the development. The unit sold was previously purchased for $1.61 million ($2,374 psf) in October 2012.

Fulcrum is a freehold condominium by CEL Development located along Ford Road, off Mountbatten Road in prime District 15. Completed in 2016, it has a total of 128 units housed in a 24-storey residential tower.

Fulcrum is within 10 minutes by car to the CBD via the East Coast Parkway (ECP) as well as to Kallang Wave Mall and Parkway Parade.
