SINGAPORE (EDGEPROP) - A 893 sq ft, one-bedroom unit at D’Hillside Loft – located along Pasir Panjang Hill in District 5 – will be put up for its second auction on Oct 23, at a guide price of $1.04 million ($1,164 psf).
According to the auctioneer at real estate consulting firm Edmund Tie, the property is a mortgagee sale and was first put up for auction last month at $1.048 million ($1,173 psf).
The ground floor unit will be sold with vacant possession, on an “as is where is” basis. The previous owner purchased it for $455,000 ($509 psf) in Sept 2005, according to a caveat lodged with URA Realis.
Located off South Buona Vista Road, D’Hillside Loft is a freehold apartment by Acg Development completed in 2005. The five-storey development comprises 20 units, ranging from 807 sq ft one-bedders to penthouses of 2,454 sq ft.
Even though the loft is located on the ground floor, the corner unit is private and quiet, says Edmund Tie’s head of auction and sales Joy Tan. She also adds that unlike the typical ground floor units, people would not be able to peer into this particular one.

Originally a one-plus-study unit, the wall between the bedroom and study room has since been hacked away to create a more spacious ensuite bedroom. Both the bedroom and the living and dining area enjoy a high ceiling of about 4m. The unit comes with an open-concept kitchen, a storage room, and also “a very unique airwell” in the centre which “offers better air circulation,” adds Tan.
D’Hillside Loft is a 10-minute walk from Haw Par Villa MRT Station on the Circle Line, and is a six- to 10-minute drive from One@ Kentridge, Rochester Mall, and The Star Vista.

Nearby educational institutions include National University of Singapore, Anglo Chinese Junior College, and Singapore Polytechnic. The property is also accessible via the West Coast Highway and Ayer Rajah Expressway and is suitable for those who work at Mapletree Business City or Fusionopolis. Most of all, Tan reckons that the property is also poised to benefit from the upcoming Greater Southern Waterfront developments nearby and thus “provides for good investment opportunities”.
