Two freehold shophouses on Moonstone Lane for sale at $12.68 mil

SINGAPORE (EDGEPROP) - A pair of newly built shophouses at 24 and 26 Moonstone Lane, off Serangoon Road, is up for sale through an expression of interest (EOI) exercise. Situated on a freehold corner plot, the shophouses sit on two individual land titles with a combined area of 2,877 sq ft.

The two-storey, non-conservation shophouses with an attic and balcony. They have a collective floor area of about 6,152 sq ft. The shophouses are zoned for residential use with commercial at the first storey and have a plot ratio of 3.0, which means the properties have a maximum allowable floor area totalling 8,632 sq ft. The ground-floor areas of both shophouses have approval for restaurant use.

The shophouses are for sale individually or collectively, says marketing agent Savills Singapore. 24 Moonstone Lane has a guide price of $6 million, while 26 Moonstone Lane has a guide price of $6.68 million. Collectively, the shophouses have a guide price of $12.68 million.

“The shophouses have been thoughtfully designed and tastefully retrofitted, and as such, they would appeal to a wide pool of buyers who are looking to either purchase for their own use or for investments,” says Yap Hui Yee, executive director, investment sales and capital markets at Savills Singapore.

Yap points out that the future buyer can reside on the upper floors of the shophouses while operating an F&B outlet on the ground floor. Alternatively, investors can explore renting the shophouses to co-living or serviced apartment operators, subject to relevant approvals from the authorities.

The shophouses are nestled within the Moonstone Lane residential enclave bounded by Serangoon Road and the Kallang River. The Potong Pasir MRT Station on the North-East Line is an eight-minute walk away.

The EOI exercise for 24 and 26 Moonstone Lane will close on Nov 9 at 3pm.
