Trustee sale of detached house in Eden Park estate for $11 mil

SINGAPORE (EDGEPROP) - A detached house at 22 Cypress Avenue, located off Bukit Timah Road, has been launched for sale via expression of interest. A trustee sale, the property is being sold with vacant possession and on an “as is where is” basis.

According to marketing agent JLL, the trustees of the property are expecting offers “in the region of $11 million”. This works out to an estimated psf price of $1,997.

The property is a two-store detached house that was built in 1992. It sits on a 5,506 sq ft site zoned for two-storey semi-detached landed use under the 2019 URA Master Plan. The site is a corner lot with double frontage along Cypress Avenue and Old Holland Road.

The property is located within Eden Park estate, a primarily landed enclave in District 10. It is within walking distance of Sixth Avenue MRT Station on the Downtown Line. Shopping amenities are available nearby at The Grandstand, Sixth Avenue Centre, Coronation Shopping Plaza and Cluny Court, among others. Adam Road Food Centre is also close by.



Nicholas Ng, senior director at JLL, says the property is suitable for families who appreciate living in a low-density community with the convenience of many surrounding schools and amenities. “The current property is well kept and suitable for own stay or rental. It can also be redeveloped into one’s dream home,” he adds.
