Tras Street conservation shophouse on the market for $22 mil

A 99-year leasehold conservation shophouse at 70 Tras Street has been put up for sale with a guide price of $22 million. Huttons Asia is the appointed marketing agent, and the property will be sold in an expression of interest exercise that closes on Sept 18.

The 3½ -storey commercial shophouse sits on a 1,996 sq ft plot with a 5.5m frontage. The three floors and the mezzanine have a combined gross floor area of 5,689 sq ft. The shophouse features “an efficient floor plate, good floor-to-ceiling height, and optimised space planning”, says Suzie Mok, project lead for 70 Tras Street.

“The guide price for this exceptional asset is $22 million, translating to a rate of about $3,867 psf on the gross floor area of 5,690 sq ft. This is attractively priced with its excellent attributes,” she says. The shophouse is fully leased and will be sold with existing tenancies, she adds.

The neighbourhood features several on-site car-parking options, and it is close to two MRT stations, namely Tanjong Pagar Station on the East-West Line and Maxwell Station on the Thomson-East Coast Line.
