A freehold semi-detached house on Pulasan Road near Katong in District 15 is on the market for $6.38 million.
The house sits on a land size of 3,045 sq ft and has a built-up area of 5,500 sq ft. The asking price translates to $2,095.24 psf on the land area.
The property is listed on EdgeProp Singapore’s property portal and is being marketed by Peter Wong, division director at ERA Realty.

According to Wong, the prices of landed houses in District 15 have been increasing steadily. As such, he deems the property a good buy at the asking price at the moment.
The three-storey house is owned by someone who manages developers’ projects. He purchased the house in October 2013. He then had it rebuilt in 2014 to expand the house from its original three storey structure to house his family as well as his parents.
The house attained its certificate of statutory completion (CSC) in October 2014 for the alteration and addition works of the house. The house is beautifully designed by the current owner, with a timeless neutral palette, and common spaces that cater to big families.

The house, which formerly had just five bathrooms, now has nine ensuite bedrooms, which can comfortably fit a three-generation family.
“The good thing about this building is that its external walls are all built with double bricks. This means that there are two layers of bricks, which ensures that the internal area of the house is always cooling, even with the morning sun shining in. Most parts of the house face the southeast,” he shares.
That said, families looking for a bigger living area and hall can remove the two rooms in the front on the ground floor, says the owner. A good-sized powder room is already present there, he adds.
Out front, the gate is set about five metres back from the front of the house, which makes for easy parking. The space fits about two cars comfortably.
“A lot of residents in this estate go through this particular street to hit the expressways. This means there are usually more cars during peak hours through the busy Still Road. Having a gate set inwards mean cars within the property can go in and out easily, without others having to wait for us to open our gates and navigate through,” he says.

“When I bought it at the time, I liked the strong and sturdy structure of the house. Some of the rooms within this place was also easy to put up for rent due to the ensuite bedrooms and the convenient location,” he shares.
When asked about his future plans, the owner envisions a development that’s targeted towards young single professionals.
“I’m thinking around six one-bedroom units, each one measuring around 500 to 600 sq ft. The place will have a lap pool, gym, a spacious common hall. The land size could be similar to this, or lesser at 2,800 sq ft. It should also be in a location that is as convenient as this place,” he says.
“The ground floor will have space for six to seven car parking lots, and each out outfitted with an electric pod for charging electric cars. The charging of these electric cars will be included in the rental fees. Tenants will not need to pay for this extra service,” he adds.
“The service is a rare one, which should not be easily found in other places for rent,” he continues.

When asked what he will miss most about the place, the owner reveals that there is a particular plant that he will be leaving behind.
What’s special about the plant, you ask? It is home to several birds who have built their nests and hatched their chicks here.
“Since 2018, we find at least one new nest within this plant every December. I think that’s quite special and I like to think that we’re doing a small part in providing shelter for these little creatures,” he says. It is said that if there is a nest in your yard, it is a symbol of luck and it represents life, growth, health and family stability, he adds.
The property is located within walking distance to bus stops along Still Road, and is two bus stops away from Eunos MRT on the East West line. It is also well within 1km to the famous Tao Nan school, which means the school is also within walking distance.
The property is also located near other schools including Haig Girls’ School, Tanjong Katong Primary School, Victoria School, Dunman High School and Victoria Junior College.
In addition, there are ample food and beverage (F&B) options nearby such as Chin Mee Chin, Penny University and Beach Road Prawn Noodle House on East Coast Road.
