SINGAPORE (EDGEPROP) - Three shophouses at 53 Lavender Street, 35 Tyrwhitt Road and 8 Lorong 22 Geylang are up for sale at guide prices of $9.5 million ($1,477 psf, on built-up area), $7.8 million ($1,378 psf, on built-up area) and $7 million ($1,511 psf per plot ratio on the maximum GFA) respectively, according to PropNex, which is marketing the property.

53 Lavender Street is a four-storey corner shophouse, occupying a land plot of 2,083 sq ft with a total built-up area of about 6,433 sq ft. It is located between Kitchener Complex and Aperia Mall, and is a five-minute walk to Lavender MRT Station.
35 Tyrwhitt Road is a newly renovated four-storey shophouse with an attic shophouse. It occupies a land area of 1,653 sq ft, and has a total built-up area of about 5,660 sq ft, excluding the roof terrace. It is a 10-minute walk to Lavender MRT Station.
The ground floor is currently tenanted to Stixers, a bistro, while the upper storeys are rented to a residential operator. All 10 bedrooms have been recently renovated with toilets, kitchens and individual air-conditioning systems, says PropNex.
8 Lorong 22 Geylang, which comprises two storeys, occupies a land plot of 1,655 sq ft. URA has approved the development, comprising five storeys with a roof terrace, for commercial use. It has a plot ratio of 2.8, which would allow the gross floor area to be built up to be about 4,634 sq ft. The shophouse is a seven-minute walk to Aljunied MRT Station.
The tender for 53 Lavender Street and 35 Tyrwhitt Road will close on June 8 at 3pm. The expression of interest exercise for 8 Lorong 22 Geylang will close on June 29 at 3pm.
