Three-room flat in Toa Payoh sold for $808,000

The most expensive three-room flat in Toa Payoh was sold for $808,000 on July 17. The 731 sq ft unit, situated between the 34th and 36th floors, is at 130B Lorong 1 Toa Payoh. The block is one of four 40-storey residential towers that make up Toa Payoh Crest, a 1,007-unit HDB project at the Lorong 1 Toa Payoh and Toa Payoh Rise junction. The record price for the three-room flat in Toa Payoh translates to $1,105 psf on the floor area.

Toa Payoh Crest was launched during the November 2012 Build-To-Order (BTO) sales exercise. The 99-year leasehold development was completed in 2017 and has about 93 years remaining. The unit mix includes studios and three- and four-room flats.

Within Toa Payoh Crest, the record sale of a three-room flat on July 17 surpassed the previous high. The prior record was set last December when a 731 sq ft unit on the 37th and 39th floors sold for $795,000 ($1,087 psf).

Toa Payoh Crest's most expensive resale unit is a 1,001 sq ft four-room flat between the 31st and 33rd floors, sold for $1.2 million ($1,198 psf) on June 13. This was closely followed by the sale of another 1,001 sq ft four-room flat between the 19th and 20th floors, which was sold for $1.1 million ($1,101 psf) on March 21.
