SINGAPORE (EDGEPROP) - Three freehold residential buildings at 2, 4 and 6 Mount Emily Road will be up for sale from Tuesday, Jan 19, at a guide price of $18 million, or $1,115 psf on the existing gross floor area (GFA).

The portfolio comprises three adjoining, three-storey buildings with basement and attic. They occupy a total site area of 5,549 sq ft and have an existing GFA of 16,138 sq ft. The site, located in District 9, is about an eight-minute walk to Little India MRT Interchange Station on the Downtown and North-East Lines.
Under URA’s Master Plan 2019, the properties are zoned for residential use at a plot ratio of 2.1, within the Mount Sophia secondary settlement conservation area.
Subject to approval from the authorities, the properties may be strata-subdivided and a new rear extension of up to 36m added, according to Edmund Tie, which is marketing the properties.
The tender exercise for the properties will close on Feb 25 at 3pm.
