Three floors at SLF Building on Thomson Road for sale at $32.6 mil

At the 19-storey SLF Building on Thomson Road, three contiguous office floors on the fourth, fifth and sixth floors have been offered for sale by private treaty at a guide price of $32.6 million. The three floors occupy 9,450 sq ft per floor or a total strata area of 28,350 sq ft, which translates to a price of $1,150 psf.

According to CBRE, the marketing agent for the three floors, they can be sold individually or collectively. If sold singly, each floor would be worth about $10.9 million.

The floors are currently leased to organisations such as the Ministry of Social and Family Development and Kindle Kids International School.

Joshua Giam, CBRE associate director of capital markets in Singapore, says the new owner can subdivide the floor into smaller units upon the expiry of the existing tenants' leases, thereby increasing the rental income stream.

The space is part of the SLF Complex, which has twin towers: the 18-storey MSF Building and the 19-storey SLF Building, which also has four basement levels. Each tower houses its respective namesake organisations, the Ministry of Social and Family Development (MSF) and the Singapore Labour Foundation (SLF).

The SLF Building has a dedicated drop-off point and 460 parking spaces. It is 300m from the Caldecott MRT Station, an interchange station for the Circle and Thompson-East Coast Lines.
