SINGAPORE (EDGEPROP) - A three-bedroom unit at Cuscaden Residences on Cuscaden Road has been put up for sale via auction at $4 million.
A mortgagee sale, the price of the 1,442 sq ft unit therefore translates to $2,774 psf, says SRI, who is handling the sale. The property will be put up for auction on April 24.
This is the first time the unit has been put up for auction. Located on the 13th floor, the unit comes with private lift access, says Jansen Kee, assistant manager at SRI. The unit will be sold vacant, he adds.

According to the floorplan, the unit comes with an en suite master bedroom, an en suite junior bedroom, a bedroom, a living/dining room and a kitchen.
Based on caveats lodged, the unit has changed hands twice. The current owner bought the condo in 2009 for $3.05 million or $2,115 psf. Before that, the condo was sold for $3.09 million ($2,143 psf) in 2007.
A total of six units at Cuscaden Residences were sold at an average price of $2,538 psf in the last 12 months, based on URA sales data. The latest transaction at the condo was the sale of a three-bedroom unit on March 21 for $3.77 million. The unit on the 10th floor occupies approximately 1,485 sq ft, which works out to about $2,538 psf.
Cuscaden Residences is a freehold condo in prime District 10, Orchard. The 150-unit development was completed in 2002. It is within walking distance of the Orchard Boulevard MRT Station and near the Orchard Road shopping belt.
