Three-bedroom apartment at Botanic Gardens View selling for $3.45 mil

SINGAPORE (EDGEPROP) - A three-bedroom, ground-floor apartment at Botanic Gardens View will be put up for auction by Singapore Realtors Inc (SRI) on July 22. The 1,410 sq ft unit has a guide price of $3.45 million, which translates to $2,447 psf based on the floor area. This unit will be sold in an estate auction.

The apartment features a regular layout with an en suite master bedroom and two more bedrooms. SRI says the unit was last renovated in 2016, and comes with air-conditioning and a spacious enclosed kitchen. SRI adds that the unit is well-maintained, and the estimated monthly maintenance fee is about $315.

Botanic Gardens View is a freehold development at Taman Serasi, which is located off Cluny Road in prime District 10. The 144-unit condominium was completed in 1970. It boasts numerous amenities and is at the doorstep of the Singapore Botanic Gardens. The main gate into the park, known as Tanglin Gate, is less than 200m from the main entrance of the property. The Tanglin Gate leads to the park’s facilities like the Botany Centre, the SBG Heritage Museum and CDL Green Gallery.

This proximity to the Botanic Gardens also means that residents of Botanic Gardens View will benefit from the upcoming Napier MRT Station on the Thomson-East Coast Line. The underground station, which is situated less than 100m away from the property, is expected to be operational by the end of this year.

According to URA resale caveats compiled by EdgeProp Singapore, units at Botanic Gardens View are still highly sought after and most resale transactions over the past 20 years have been profitable. There have been five resale transactions at Botanic Gardens View in the past 18 months, with profits ranging from $430,000 to $2.87 million. The most profitable resale during this 18-month period was on April 7 when a 1,755 sq ft unit on the ninth floor was sold for $3.75 million ($2,137 psf), earning its seller a $2.87 million profit.

Based on a compilation of data by EdgeProp Singapore, resale prices at Botanic Gardens View are relatively affordable compared to nearby properties. The average selling price at Botanic Gardens View is about $2,137 psf. Although this is higher than those of Botanic Gardens Mansion on Taman Serasi ($1,995 psf) and the 99-year leasehold The Loft on Nassim Hill ($2,085 psf), most of the surrounding properties command higher average prices. For example, Nassim Mansion and The Nassim on Nassim Hill, 8 Napier on Napier Road and Nassim Park Residences on Nassim Road have average selling prices of $2,827 psf, $4,915 psf, $3,367 psf and $3,885 psf respectively.

Botanic Gardens View is located in the exclusive Tanglin area, which is made up of prime residential neighbourhoods on Nassim Road, Grange Road, Cuscaden Road and Orchard Boulevard. Major embassies like the Australian High Commission, Embassy of the United States of America, the British High Commission and the Embassy of the People’s Republic of China are located in the vicinity. It is also near the Orchard Road shopping belt and Tanglin Road, while Gleneagles Hospital and Medical Centre on Napier Road and Camden Medical Centre on Orchard Boulevard are close by.
