Three freehold conserved shophouses at 203, 205 and 207 Jalan Besar are up for sale by public tender with a guide price of $44 million. The adjoining three-storey units have a gross floor area (GFA) of about 13,000 sq ft, which means the price works out to around $3,385 psf.
The properties sit under one title and fall within the Jalan Besar Secondary Settlement conservation area, according to Knight Frank, which is exclusively marketing the shophouses.
An offer of $38.5 million was previously made for the properties in September last year, but the deal fell through, notes May Sai, executive director, capital markets (land and building and international real estate) at Knight Frank Singapore. The current guide price for the shophouses is $5.5 million higher than the September 2023 offer.

Located at the corner of Jalan Besar and Sam Leong Road, the shophouses occupy a land area of 6,378 sq ft that is zoned for commercial use and has a plot ratio of 3.0. Subject to approval from URA, the rear of the shophouses can be extended to six storeys.
The ground floor of the shophouses was previously tenanted by an eating house. Knight Frank adds that the upper floors are suitable for co-working spaces or service apartments, subject to obtaining the relevant approvals.
The tender for the shophouses will close on Nov 15 at 3pm.
