SINGAPORE (EDGEPROP) - Three adjoining shophouses along River Valley Road are up for sale at a guide price of $21.9 million, or $2,500 psf based on the built-up area of 8,778 sq ft.

The shophouses, at 262, 264 and 266 River Valley Road, occupy a land area of 3,702 sq ft, and are located on a corner plot with a 18m-wide frontage. Under URA’s Master Plan 2019, the shophouses are zoned under “Residential with Commercial at 1st Storey”, with a plot ratio of 2.8, and have an allowable building height of up to four storeys.
The three shophouses, each with individual land titles, can be purchased separately, according to Edmund Tie, which is marketing the properties.
The shophouses are a four-minute walk from Fort Canning MRT Station on the Downtown Line. They are also within walking distance to Dhoby Ghaut MRT Interchange Station and Somerset MRT Station.
The expression of interest exercise for the properties will close on Dec 2, at 3pm.
