Terraced house in Changi bought without viewing for $2.2 mil

SINGAPORE (EDGEPROP) - A freehold, inter-terraced house on Dido Street in District 15 was sold for $2.2 million, or $962 psf on land area. The private-treaty sale was conducted in April by the auction department of ERA Realty.

The house is in the two-storey, mixed-landed Opera Estate off Changi Road, and sits on a 2,286 sq ft plot.

Due to the “circuit breaker” measures that started on April 7, the new owner, who is a local, was unable to view the property. The buyer then decided to acquire the property after only viewing pictures of the house. The deal was closed by Alison Lee, assistant vice president, auctions & sales, at Knight Frank.

There have been 21 resale transactions at the Opera Estate over the past year, and the properties fetched an average price of $2.74 million each, or about $1,412 psf on the land. The average size of the houses was 1,941 sq ft, which is smaller than the house sold by ERA.

The inter-terraced house was put up for auction earlier this year as a mortgagee sale, but was unable to find a buyer. At the time, the house had a guide price of about $2.6 million ($1,137 psf).

Subsequently, ERA had wanted to offer the property at their planned auction on April 22, but the event was cancelled due to the circuit breaker.
