SINGAPORE (EDGEPROP) - The last two units in the super luxury condo Les Maisons Nassim by Hong Kong-listed Shun Tak Holdings have been sold, according to two caveats lodged on June 27, 2023.

A four-bedroom unit of 6,092 sq ft on the first floor of the low-rise, five-storey, freehold condo fetched $30.765 million ($5,050 psf). A slightly larger four-bedroom unit of 6,179 sq ft, located on the second floor directly above, was sold for $32.749 million ($5,300 psf). The two deals are said to have been brokered by PropNex Realty.

With these two units sold, Les Maisons Nassim, which has just 14 units, will be fully sold. The project was launched just two years ago in May 2021. The average price of units sold across the board is $5,559 psf.

However, prices of units sold have ranged from $4,953 psf for the second largest penthouse of 12,066 sq ft, sold in March 2022 for $59.769 million; to a record $6,210 psf for the largest penthouse of 12,077 sq ft, that was purchased for $75 million in October 2021. The third and smallest penthouse of 11,227 sq ft fetched $68 million ($6,057 psf) in October 2022.

SRI brokered the sale of the biggest penthouse at Les Maisons Nassim for $75 million. "A 100% sell-out of this creme de la creme condo solidifies the strong demand for quality homes in the ultra-prime locales of Singapore," says SRI founder and managing partner Bruce Lye.

The freehold luxury condo is targeted for completion by the end of 2023. Dominic Lee, head of luxury team at PropNex, is not surprised by the sales. He attributes it to the location on Nassim Road in prime District 10. "The Nassim address is super rare not just for condos but for Good Class Bungalows as well," he says.

Another reason is the large format units, with sizes of four-bedroom units from 6,049 sq ft. "They cater to people keen to buy units for their own use. For them, price is not everything," Lee adds.
