The spotlight has been thrown on Peak Residence, one of the most understated new projects in the private residential market this year. This 90-unit development by Tuan Sing Holdings boasts some of the most attractive attributes among new projects in prime District 11.
This freehold development ticks all the boxes of home buyers searching for a high-quality home in the Core Central Region (CCR), including extensive transport connectivity and proximity to amenities.
Located on an elevated site on Thomson Road, Peak Residence overlooks the entire landed housing estate along Chancery Hill Road and Dyson Road. This means that residents will benefit from the exclusivity and heightened privacy that comes from Peak Residence’s cocooned location.
However, this does not mean that residents will find it difficult to have access to a wide range of amenities.
Peak Residence is located at the end of a cul de sac next to Thomson Medical Centre, and is a short walk to shopping malls in Novena such as Square 2, Velocity@Novena Square, and United Square Shopping Mall.
For families with school-going children, the condo is within 1km of Anglo-Chinese School (Barker Road), SJI International School, and CHIJ Toa Payoh. Other schools in the vicinity include Singapore Chinese Girls’ School and Anglo-Chinese School (Junior).
In line with Singapore’s vision of a city in nature, several green spaces, public parks, and community gardens can be found around Peak Residence. These include popular green landmarks such as Botanic Gardens and MacRitchie Reservoir.
The freehold project checks all the boxes for buyers searching for a high-quality home in the CCR.
Road connectivity in the area will receive a big boost when a planned north-south integrated transport corridor is completed in 2026. This extensive, 21.5km transport network will connect residential towns in the northern region such as Woodlands to the city centre.
The North-South Corridor will feature bus lanes, cycling routes, and pedestrian paths, and it is expected to ease traffic congestion around Novena, such as on the Central Expressway and major arterial roads like Thomson Road and Marymount Road, and enhance the ease of travelling for residents of Peak Residence.
The entire infrastructure plan of the North-South Corridor has been designed to promote better connectivity and a more liveable environment.
For example, more space will be allocated to public transport and active transport modes. Some road lanes will be repurposed to boost pedestrian zones and enhance the public transport travel experience. Some sections of the North-South Corridor will link to the existing park connector network and local cycling paths in HDB towns.
As part of this transport plan, the LTA has announced more regular bus services along the travel network, and bus journey times are expected to be shorter due to transit priority corridors. LTA says that bus commuters could save about 10 to 15 minutes of their bus travel time.
Peak Residence is also an ideal investment property that can be passed to the next generation. As a freehold property, it is more likely to retain and even grow its capital value, especially as the surrounding area develops and improves over time.
Freehold properties remain highly desirable among seasoned investors as these real estate assets tend to generate better capital appreciation values over a longer period, compared to other leasehold residential properties.

The graph above, generated using EdgeProp Singapore’s Market Trends tool, shows that freehold private residential properties in District 11 held higher average prices compared to their 99-year leasehold counterparts in the same area from October 2010 to October 2021. It also highlights the gap between the average prices of freehold and 99-year leasehold properties in District 11 has widened over the past five years or so.
Investing in a new freehold asset such as Peak Residence presents savvy investors with an appreciative property that transforms into a nest egg in the future, or a stable investment asset for the next generation.
Regardless of profession, the workplace of the future is open to individual interpretation as long as there is the space to accommodate it.
Homes have become hybrid spaces comprising living areas, working zones, and entertainment spaces. Families need more space than ever but finding new condo units in Singapore that fit the bill can be tough.
