The opening weekend (June 22-23) of Sora's sales gallery on Prinsep Street drew 3,000 visitors by 5pm this evening. Developed by a SingHaiyi-led consortium that includes KSH Holdings and Ho Lee Group, the 440-unit private condo is on Yuan Ching Road in Jurong Lake District. The project has a 300m frontage of Jurong Lake Gardens.
"The turnout was very encouraging," commented Raymond Chia, group CEO of SingHaiyi. Scheduled for launch on July 6, prices at Sora start from $1,850 psf, or just under $1 million for a one-bedroom-plus-study unit. The 99-year leasehold condo has a wide range of units, from one-bedroom-plus-study of 538 sq ft to 1,938 sq ft, five-bedroom.
Besides the attractive pricing, many of the visitors were attracted by the Sky 360 rooftop terraces that offer "unimpeded views" of Jurong Lake Gardens, adds SingHaiyi's Chia. The Sky 360 rooftop terraces occupy an area of 27,500 sq ft, spread across a pair of 12-storey blocks and another pair of 20-storey blocks.

The project is designed by Singapore-based ADDP Architects, with Ecoplan Asia as the landscape consultant and Nakano Singapore as the main contractor.
The developer has appointed the top five real estate agencies as joint marketing agents – PropNex, ERA, Huttons, OrangeTee and SRI.
Ismail Gafoor, CEO of PropNex, saw many genuine potential homebuyers who were undeterred by the rain on Saturday. "Many found the starting price of $1,850 psf attractive," he says. "The positive response over the weekend is an indication that demand for new project launches in the [Outside Central Region] that are attractively priced and in good locations remain strong."
The last major new project launch in the OCR was the 553-unit Lentor Mansion in March, which was 75% sold on its launch weekend. It is 81% sold at an average price of $2,268 psf as at June 23.
With new launches of executive condos (ECs) at prices above $1,500 psf, OCR private condo projects priced at an average of $2,100 to $2,200 psf is still considered reasonably priced to homebuyers, adds Gafoor.
