A freehold strata restaurant unit within Killiney 118 condo, along Killiney Road in River Valley (District 9), has been put up for sale via an expression of interest (EOI) exercise, according to a Feb 27 press release by JLL Singapore. The guide price for the 4,036 sq ft unit is $20 million, translating to about $4,955 psf on the strata area.
It is the only strata commercial unit within the 30-unit Killiney 118 condo and is on the ground floor of the six-storey building. The unit is currently leased to a café and wine bar known as Bloom.
The property has permanent approval for restaurant use and a prominent road frontage with a barrier-free entrance. It is five minutes from Somerset MRT Station and has direct access to the prime Orchard Road belt.

The property’s surrounding locality is undergoing rejuvenation, which will enhance shoppers’ experience within the Somerset precinct and broader Orchard Road area, says Terry Wong, JLL’s senior director of capital markets. “This presents a great opportunity for high-net-worth individuals, family offices or business owners who wish to partake in the Orchard Road transformation story,” he adds.
Given the size of the unit, the property could be subdivided into multiple smaller F&B concepts, subject to authorities’ approval, adds Wong. The EOI exercise closes on March 28 at 3pm.
