Within Singapore’s residential landscape, District 10 remains one of the most sought-after areas. With its location close to Orchard Road and vast amenities in the vicinity including reputable schools and the prized Singapore Botanic Gardens, this prime district in the Core Central Region (CCR) has long been associated with esteemed residential neighbourhoods.

Given these factors, it’s little wonder that homes in District 10 have seen resilient demand, supporting property prices in the area. According to EdgeProp Research, average transacted prices of private non-landed properties in the district have grown by 39% between 2015 and 2022. In addition, the past few months has seen a narrowing gap between the prices of properties in the CCR and the Rest of Central Region (RCR), further spurring interest among property buyers who view it as an opportune time to purchase property in the CCR.

To that end, Sloane Residences, a freehold development in District 10’s Balmoral neighbourhood, presents a good opportunity for astute buyers seeking a property in this desirable district. The developer notes that in addition to its tranquil location on Balmoral Road, care has been taken to further maximise the privacy of the residences at the condominium. Designed by acclaimed Singapore architectural firm Ong & Ong, the development was crafted such that the majority of its apartments are set further in on the site, away from Balmoral Road.

Sloane Residences is a project by TSky Development – a joint-venture company between Singapore-listed construction companies Tiong Seng Holdings and Ocean Sky International.

Tiong Seng, which is also the main contractor for Sloane Residences, has a track record of over 60 years with projects including five-star luxury hotel ParkRoyal Collection Pickering (formerly ParkRoyal on Pickering), the 698-unit condominium The Panorama in Ang Mo Kio, and the 774-unit One Pearl Bank condominium in Pearl Hill.

Spacious, refined residences

Sloane Residences comprises a 12-storey block which houses a mix of two-bedders measuring 743 sq ft and three-bedders starting from 1,249 sq ft. It also has four-bedroom units measuring 1,496 sq ft which have been fully sold.

The three-bedroom units still available for sale all measure 1,249 sq ft. Each unit has a private lift lobby, ensuring residents and their guests can enjoy privacy. Inside, the units’ floor plans were designed for efficiency, featuring a squarish layout that maximises space. Entering the unit, residents are greeted by a spacious living and dining area that boasts tall ceilings measuring between 3.2m to 6m. The area opens out to a wide balcony that has foldable sliding doors, thus allowing it to serve as a natural extension to the space.

Bedrooms are tucked on either side of the living and dining areas, based on a dumbbell layout. A dry and wet kitchen is located adjacent to the dining area, along with a utility room and laundry area that leads out to the back entrance and service lift.

A handful of 743 sq ft, two-bedroom units are also available for sale at Sloane Residences. These apartments, located on levels 1, 2 and 3, feature a truly unique concept. Rather than opting for a conventional floor plan, TSky Development elected to position the two-bedroom units along an open corridor featuring ample greenery. The openness of the shared corridor provides a sense of spaciousness without compromising privacy, as there are only a maximum of four units available on each floor.

The spaciousness is further highlighted within the units, which each feature a high ceiling of at least 4.65m. The layout is also fully optimised. A roomy living area can easily fit a 3½-seater sofa, while the dining area can accommodate an eight-seater dining set.

All units are decked out with quality finishes and fittings, including large-sized marble tiles for the flooring, kitchen appliances from V-Zug, Valcucine kitchen cabinets and Grohe sanitary fittings. Other thoughtful features include separate refrigerators in the dry and wet kitchens, and large windows in the wet kitchen to provide ample ventilation.
