SINGAPORE (EDGEPROP) - Sky Vue, located on Bishan Street in District 20, has topped the list of condos that reached a new psf-price high during the period of Nov 26 to Dec 5. The development hit a record $2,174 psf with the resale transaction of a 1,141 sq ft apartment on Dec 1 for $2.48 million. The three-bedroom unit on the 24th floor was purchased by the seller from the developer in November 2015 for $1.59 million ($1,394 psf), which means they netted a gross gain of about $890,000 on the sale.
This is the first time a unit at Sky Vue has transacted above $2,100 psf. The condo’s previous psf-price high stood at $2,083, stemming from the sale of a 678 sq ft unit for $1.41 million on Aug 4.

Sky Vue is a 99-year leasehold condo that was completed in 2016. Consisting of two 37-storey towers, the development has 694 apartments. Units comprise one- to three-bedders between 484 and 1,259 sq ft. There are also four-bedroom penthouses between 2,045 and 2,282 sq ft. The condo is a three-minute walk from the Bishan MRT Interchange for the Circle and North-South Lines.

Data compiled on EdgeProp Research shows that Sky Vue is seeing a high volume of resale transactions, with 29 units changing hands to date this year. The large volume has propelled higher psf-prices at the condo, with Sky Vue crossing the $2,000 psf threshold for the first time on June 27 when a 797 sq ft unit fetched $1.6 million ($2,009 psf). Since then, 16 other units at the condo have been sold for above $2,000 psf.

Maple Woods also hit a new psf-price high during the period in review. This resulted from the sale of a 1,787 sq ft, three-bedroom unit on the first floor for $3.88 million or $2,171 psf on Nov 30. The new high beats the previous record of $2,132 psf set on May 2, when a 1,313 sq ft apartment was sold for $2.8 million.
Located along Bukit Timah Road in District 21, Maple Woods is a freehold condo that was completed in 1997. Comprising 697 units in a 10-storey building, it is a four-minute walk to King Albert Park MRT Station on the Downtown Line.
Besides the units transacted on Nov 30 and May 2, Maple Woods has seen five other units change hands to date this year, based on caveats lodged. The units, spanning 980 to 1,787 sq ft, fetched between $2.03 million and $3.75 million, or between $2,018 and $2,099 on a psf-price basis.
Another condo that charted a new high in terms of psf price is Lush on Holland Hill. A 1,507 sq ft apartment on the ninth floor was sold for $3.2 million or $2,123 psf on Dec 1. The three-bedder was purchased by the seller in July 2017 for $2.23 million ($1,480 psf). Hence, they made a gross profit of $970,000 on the transaction.
This is the first unit to change hands at Lush on Holland Hill since August 2022, when a 1,561 sq ft apartment fetched $2.95 million or $1,890 psf. That unit had also held the record high for psf-prices transacted at the development until the Dec 1 sale.

Lush on Holland Hill is a freehold condo off Holland Road in prime District 10. Completed in 2012, the 12-storey development has 56 units of two-, three- and four-bedders measuring between 1,281 and 1,851 sq ft. There are also four-bedroom duplex penthouses spanning 2,680 to 5,145 sq ft. The condo is a 10-minute walk to Holland Village MRT Station on the Circle Line as well as amenities in the Holland Village area. No new psf-price lows were recorded during the period in review.
