SINGAPORE (EDGEPROP) - A 4,672 sq ft, six-bedroom unit at St Thomas Suites along St Thomas Walk in District 9 is up for sale at $10.3 million ($2,204 psf).
Located above the 30th floor, the duplex unit has three bedrooms on the first floor and three bedrooms on the second floor.
Describing it as a “trophy asset”, Martin Goh, managing director at Coldwell Banker Elitehill which is marketing the property, believes the property will appeal to both local buyers and investors, either to rent out or for their own stay.

Conveniently located, Somerset MRT station on the North South line is an 11-minute walk away. It is also within close proximity to schools such as River Valley Primary School, Gan Eng Seng School and Anglo-Chinese Junior School.
According to Goh, the owner, who is not a local, originally purchased the unit in 2010 as a resort home.
Instead of living in it, the unit has been rented out to c-suite executives. For the past four years, it has been leased to an expat family at a monthly rent of almost $16,000, says Goh. The current lease will expire in June.

The owner has now decided to sell it to free up funds for more investment opportunities, Goh adds.
To be sold without fittings, the first-floor ceiling of the apartment soars about 7m in height and has floor-to-ceiling windows. This offers a breath-taking view of both the Orchard area and the River Valley neighbourhood.
The second floor, spanning about 2,000 sq ft, boasts a second family corner, which can be turned into a seventh bedroom should the need arise, says Goh. There is also a small pantry, which can easily fit a fridge.

The most recent transaction at St Thomas Suites was for a 2,013 sq ft, four-bedroom unit on the 26tth floor. It was sold for $4.1 million ($2,037 psf) on Jan 8. Prior to this, another 2,605 sq ft four-bedder on the 18th floor was sold for $5.28 million ($2,027 psf) in November 2019.
To date, the highest psf selling price achieved at St Thomas Suites was $2,905 for a penthouse on the 33rd floor. The unit, spanning 7,685 sq ft, was sold for $22.33 million in September 2011.
