In July 2023, the preview of Grand Dunman by SingHaiyi Group and CSC Land Group saw overwhelming interest, with more than 10,000 prospective homebuyers and investors visiting the project’s sales gallery.
It was the first time in more than five years that Singapore’s new launch market had seen such a massive turnout during its opening preview weekend, after the 10,000-strong crowd at the preview of Park Colonial at Woodleigh by Chip Eng Seng Corp back in early July 2018.
Strong interest led SingHaiyi to move half of the units in the development during its opening weekend, with 550 units sold (54.6%) on July 15–16, 2023. The average price achieved for the 99-year leasehold condo was around $2,500 psf.

Beyond its stellar sales result, Grand Dunman was also the judges’ top pick at the EdgeProp Singapore Excellence Awards 2024, clinching both the Top Development and Top Mega Development awards in the uncompleted category, as well as the Top Selling Project in the Rest of Central Region.
Grand Dunman is one of the largest new private residential developments taking shape in the East Coast’s prime District 15. Confident in the site’s appeal, SingHaiyi submitted a competitive bid of $1.28 billion, or $1,350 psf per plot ratio (ppr), when the site was launched for sale in a Government Land Sale tender in March 2022. Its bid was 20% higher than the second-highest offer of $1.07 billion ($1,122 psf ppr), submitted by a joint venture between City Developments, Hong Leong Group, and TID.
Grand Dunman sits on a sprawling 271,622 sq ft plot fronting Dunman Road in District 15. The site is also next to Dakota MRT station on the Circle Line, and close to several schools such as Tanjong Katong Girls’ School, Chung Cheng High School, and Broadrick Secondary School.
The development comprises seven residential towers, each 18 storeys high, with units ranging from one-bedroom to six-bedrooms. Additionally, there are five strata-titled commercial units on the ground floor, curated by the developer.

The project’s design concept aims to blend its upmarket city-fringe appeal with the vibrant character of its District 15 location.
Residential towers are positioned to maximise views, with some overlooking the city skyline and others offering vistas of the landed housing enclave in the Mountbatten area.

The design also takes into account the adjacent Geylang River and the 3.68-km-long Geylang Park Connector, which begins at Guillemard Road, crosses Mountbatten Road, and ends near the Tanjong Rhu Bridge flyover. A side gate from Grand Dunman provides direct access to the park connector network.
The judges awarded top marks to Grand Dunman for its thoughtful unit layouts, which align with this year’s theme of efficient spaces. They noted the minimal wasted space in each unit, along with spacious living and dining areas and well-sized bedrooms.
The units also have wide balconies that double as outdoor extensions to the living room and promote cross-ventilation throughout the internal spaces for passive cooling. The interiors feature a nature-inspired colour palette of natural elements and earthy hues.

The judges also appreciated the project’s wide range of unit types, including dual-key options, that appeal to a broad spectrum of buyers — from couples to young families and multi-generational households.
Grand Dunman offers one- to five-bedroom units ranging from 452 to 2,217 sq ft. There are also six-bedroom penthouses of 2,336 and 3,068 sq ft.
Due to the sprawling site, Grand Dunman boasts over 40 condo facilities and amenities, such as an 80m Grand Pool that comes with a hydro massage feature, a Foliage Garden, Forest Courtyard, Tennis Court, BBQ Pavilions and Reading Pavilions.

The project has several green and nature-centric spaces such as a Treetop Walk, a Rainbow River play area, a Treehouse playground, and three different landscaped courtyards. These features and lush landscaping carefully balance hardscapes with softscapes, creating a tranquil and serene environment.
The condo’s locational attributes, design concept, unit layouts, and amenities give it a competitive advantage, but its strong sales are especially impressive, considering it was the third new project to launch in the District 15 enclave last year.

The other two projects were the 638-unit Tembusu Grand, jointly developed by CDL and MCL Land, which entered the market in April last year. The 99-year leasehold condo is less than 700m from Grand Dunman. To date, the project is 82% sold at an average price of $2,458 psf.
The other District 15 project launched last year was the 816-unit The Continuum, a freehold joint-venture project between Hoi Hup Realty and Sunway Developments at Thiam Siew Avenue. Launched in May 2023, the project is 49% sold at an average price of $2,765 psf.
The judges noted that SingHaiyi successfully capitalised on the momentum of the two earlier launches, avoiding buyer fatigue and capturing a strong pool of interested buyers.
The project received high marks for its marketing strategy, which addressed key buyer priorities: proximity to schools and amenities, a prime location with MRT access, and a prestigious condo design.
