SINGAPORE (EDGEPROP) - Completed in 2017, Sims Urban Oasis bagged the title of Top Mega Development at the EdgeProp Singapore Excellence Awards 2019 on Oct 18. This is due to how well GuocoLand has utilised its size – the development houses 1,024 residential units, several shop units and a childcare centre on the 2.4ha site.
Sims Urban Oasis provides an expansive space for outdoor activities, with pavilions and lush greenery to ensure homeowners can enjoy a relaxed environment outdoors. There are over 50 facilities residents can freely use. These include two Olympic-length swimming pools and a Sky Park on the 19th floor that offers panoramic views of the city skyline, including the Marina Bay area and the Singapore Sports Hub. For relaxation, lounge beds are provided along the 50m lap pool. Residents can also choose to host al-fresco grill parties by the pool.
GuocoLand has ensured that facilities cater to different lifestyles and age groups. Sports buffs can work out in the gym, which overlooks a green lawn. There is also a tennis court at the development. Meanwhile, dedicated children’s zones have also been carved out, with amenities such as a wading pool.

Unit types at Sims Urban Oasis range from one- to five-bedroom units. A strong draw at the development is the flexibility offered by its dual-key units, which comprise a studio apartment and a separate, larger apartment. The developer had observed that such units are popular with rental investors who could reside in the larger apartment and lease out the smaller one; they could also cater to married couples who wish to live with their parents, yet desire privacy.
Meanwhile, the five-bedders are ideal for multi-generational and growing families. “The ample space meets the needs of various members of the family,” the developer notes.
Sims Urban Oasis is located at the junction of Sims Drive and Aljunied Road. It is a seven-minute walk to Aljunied MRT Station on the East-West Line, and a short drive to the CBD and Changi Airport. It is also a 10-minute walk to James Cook University Singapore and Nexus International School’s upcoming campus, which is set to open in January 2020.

“Sims Drive is a charming and tranquil sanctuary for people to come home and unwind,” states Cheng Hsing Yao, group managing director of GuocoLand Singapore.
The development sits at the intersection of several neighbourhoods – Paya Lebar to the east, Kallang to the west, and the Bidadari estate to the north. This opens up a wide range of lifestyle choices to its residents. For instance, there is the Geylang Serai Market in Paya Lebar, which serves affordable local fare. The area is especially bustling during Hari Raya, with bazaars set up along the streets. Meanwhile, the new PLQ Mall has recently opened its doors to the public, providing more shopping options for residents of Sims Urban Oasis. In Bidadari, a new regional park is set to open in 2022. Spanning 10ha, it will feature a lake, open lawns, a 700m heritage walk and six km of walking trails that offer views of flora and fauna.

The latest transaction at Sims Urban Oasis was for a 624 sq ft unit on the fifth floor. The unit changed hands at $940,000 ($1,506 psf) on Oct 11. This was preceded by a transaction on Sept 4, when another 624 sq ft unit on the eighth floor transacted at $950,000 ($1,522 psf). So far, the highest psf price fetched at the condo was $1,740, where the buyer paid $768,000 for a 441 sq ft unit on the 10th floor on April 25.
