Very few new residential projects in the mainland of Singapore can boast of having units with panoramic sea views. That explains why the 841-unit Seaside Residences has been a top-selling project. It is already 84% sold over a year after it was launched in April 2017.

Singapore-listed property developer Frasers Property, which is developing Seaside Residences jointly with Sekisui House and Keong Hong Holdings, will release new sea view units on 29th September 2018.
There will be a wide range of units for homebuyers to choose from – one-bedroom units of 506 sq ft, to four-bedroom units from 1,485 sq ft. Many of the high-floor units on the 17th floor and above that have premium sea views or landed views will be made available for sale.
To further capitalise on the panoramic views from the site, ADDP Architects, the design architect of Seaside Residences, has incorporated triple-height sky terraces that span the 14th to 16th floors of each of the four 27-storey towers in the development. These sky terraces offer dual views of the sea and the city, and are accessible to all residents.
Frasers Property is now making their last 3,294 sq ft five-bedroom penthouse single-storey luxury unit available for sale. Attractive pricing
When the Frasers Property-led consortium won the 1.9 ha site at Siglap Link in a government land sale (GLS) in Jan 2016, it had emerged at the top of eight bids. Its winning bid for the 99-year leasehold site was $624.18 million or $858 psf per plot ratio (psf ppr).
At that time, property consultants had considered the bid “bullish”. Since then land prices have soared, following the sale of several en bloc sites in prime District 15 residential enclaves of Amber Road, Marine Parade and Meyer Road that have hit record prices ranging from $1,409 psf ppr to $1,536 psf ppr in the second half of last year.
Future projects on sites purchased en bloc in 2H2017 and in 1H2018 are likely to have average selling prices ranging from $2,000 to $2,500 psf, depending on locational attributes, size, tenure and other factors, says Ong Teck Hui, JLL national director of research & consultancy.
With prices starting from $1,688 psf, the price tag is attractive when compared with the estimated future prices of properties within the vicinity. Some property observers also reckon the area where Seaside Residences is located has great potential for capital appreciation.
In the immediate neighbourhood are ageing 99-year leasehold condos and privatised HUDC estates whose en bloc hopes have been dashed by the latest property cooling measures rolled out on July 6. As such, in the immediate vicinity of Seaside Residences, the pipeline of new residential projects is limited for the foreseeable future.
