River Valley conservation terraced house for sale from $7.8 mil

A two-storey conservation terraced house on River Valley Road is up for sale at $7.8 million. Knight Frank Singapore’s auction team is the exclusive agent.

The residence sits on a 1,886 sq ft plot with a 999-year leasehold tenure. The asking price translates to a land rate of $4,134 psf.

The three-bedroom property features two bathrooms, an open kitchen, and a living and dining space. It is among 12 conservation terraced houses along River Valley Road in prime District 9.

The buildings’ heritage exteriors and window fittings are safeguarded, highlighting their protected facades. Preservation rules emphasise the streetscapes, balancing historic low-rise blocks with newer and taller structures.

This part of River Valley is near Great World City and Great World MRT Station on the Thomson-East Coast Line, Plaza Singapura shopping centre, and Dhoby Ghaut Interchange on the North-East, North-South and Circle MRT Lines. Fort Canning Park and Fort Canning MRT Station on the Downtown Line are about 600m away, while the riverside attractions along Boat Quay and Clarke Quay are also nearby.

The area’s features have made it a sought-after residential neighbourhood with premium condos and luxury houses. These include the luxury condos along Saint Thomas Walk, River Valley Close, Martin Place and Oxley Road.

Notable developments in the vicinity include GuocoLand’s 450-unit Martin Modern at Martin Place. The 99-year leasehold condo was fully sold by August 2021, and the developer could command an average asking price of $2,687 psf.

Meanwhile, The Avenir by Hong Leong Holdings and GuocoLand achieved an average selling price of $3,200 psf by the time the development was fully sold. The 376-unit freehold development on River Valley Close was launched for sale in January 2020 and has been fully sold this month, according to the developer’s sales data.

The latest project in the vicinity is the 72-unit Hill House on Institution Hill. This boutique condo has a 999-year leasehold and is a collaboration between Macly Group, Roxy-Pacific Holdings and LWH Holdings. Based on caveats, the project was launched for sale in November 2022 and is nearly a quarter sold, notching an average selling price of about $3,000 psf.
