The retail component of the soon-to-be-completed integrated development One Holland Village has reportedly achieved a leasing commitment of over 75% to date. According to joint developers Far East Organization, Sekisui House, and Sino Group, 37 retail tenants either have signed committed leases or have leases pending final execution.
The retail portion is named One Holland Village Shops and has a total gross floor area of 145,310 sq ft. The number of committed leases translates to 89,440 sq ft of net lettable area. The retail section is expected to be completed by 3Q2023.
Some confirmed tenants include Sourbombe Bakery by Masterchef Singapore runner-up Genevieve Lee, Bedrock Bar & Grill, traditional Japanese kushiyaki restaurant Matsukiya, and Ding Tai Fung. Taiwanese toast eatery Fong Sheng Hao will set up its flagship Singapore store, and Sushi Tei will open a 5,500 sq ft restaurant. Late-night offerings will comprise Guzman Y Gomez Mexican Kitchen, Privé Holland Village, Hippot and Lil’ Kinki.
One Holland Village is a landmark integrated development in the Holland Road area and comprises residential offerings, retail, office, and community use spaces. The residences were launched in December 2019 and were 71% sold as of the end of October.
One Holland Village Shops is designed to be a lifestyle destination with quality offerings, the developers say. It will also offer a unique retail streetscape of dual-frontage units befitting Singapore’s next low-rise, urban lifestyle hub. The overall design concept of the retail space “complements and enhances the local nuances of this beloved precinct, capturing the vibrancy and eclectic charm of the broader Holland Village precinct”.
For example, One Holland Village Shops will feature a centrally situated community space called Village Square, as well as open-air al fresco dining and play areas. “Other communal spaces include the cosy pocket park, Village Green, where one can experience the liveliness of outdoor events such as markets and concerts,” says Far East Organization.

The design of the retail space also features a pet-friendly concept, with a naturally ventilated pet-friendly mall portion, overall good pet walkability in the common areas, and a mix of pet amenities.
“Retail is a dynamic business requiring continuous analysis, reinvention and innovation. We are always keeping a close pulse on emerging consumer trends and curate our tenant mix with vibrant and relevant retail concepts to cater to shoppers’ desires for new varied experiences,” says Lionel Chua, assistant director of the retail business group, Far East Organization.
Some confirmed tenants with new brand concepts coming to One Holland Village Shops include Lil’ Kinki by the popular Kinki Restaurant & Bar, and homegrown traditional Chinese medicine brand Pulse TCM. Serving up the pet-friendly concept are hipster café Caffeine Xpress and Plain Meredith by Baker's Brew.
The retail space will also feature a dog run, a sizeable pet-accessible outdoor area outside the mall, and leash hooks and pet drinking fountains throughout the mall.
Previously, supermarket chain Cold Storage and Guardian pharmacy were announced as some of the earliest tenants of the retail space.
Chua adds that the masterplan of One Holland Village Shops focuses “on creating retail experiences rooted in food and beverages, wellness, pet-care, and the arts as we continue to thrive with changing consumer behaviour in a pandemic recovery era”.
