The ground floor strata unit of a freehold two-storey shophouse at 24 Greenwood Avenue in prime District 11 is on the market for $8.8 million.

The restaurant-approved strata unit spans 1,539 sq ft and the asking price translates to $5,718 psf on the total strata area.

The property is marketed by Wilkie Tay and Richard Tan, directors at PropNex Shophouse Elites (PSE), and the exclusive marketing agent. According to a press release by PSE, the restaurant unit is also able to utilise a 100 sq ft outdoor dining area.

The upper floor of the two-storey shophouse is zoned for residential use, and it is served by a separate staircase entrance.

According to Richard Tan, who is also the founder of PSE, the ground floor unit for sale is currently tenanted until mid-2026, and it will be sold with the existing tenancy. He adds that this provides the new owner with an immediate source of rental income.

Tan says that 24 Goodwood Avenue enjoys high foot traffic from its location within the Hillcrest landed residential estate. The property is also close to several schools such as National Junior College and Raffles Girls’ Primary School. Two supermarkets can also be found nearby.

The strata unit will be sold in an Expression of Interest exercise that closes on Nov 15.
