Integrated developments offer homebuyers more ways to live, dine, shop and play. When amalgamated with a mall, a fully air-conditioned bus interchange, and directly linked to an MRT station — all in one estate — these rare developments are vaunted for their accessibility and neighbouring amenities. Well suited to the cosmopolitan lifestyle, it is no surprise that homebuyers are attracted to living in such properties.
The Reserve Residences, with its unique location in the heart of Bukit Timah, is one such rare find. Situated at the foothill of Bukit Timah Nature Reserve and surrounded by nature parks and green corridors, The Reserve Residences is integrated with Bukit V mall with its myriad of dining and retail options spread across four storeys and linked to a transport hub comprising a bus interchange and direct underground connection to the Beauty World MRT Station. Beyond its proximity to public transport, the development is close to major expressways such as the Pan-Island Expressway, Bukit Timah Expressway and Kranji Expressway.

It is also within the vicinity of the neighbouring Cheong Chin Nam Road eateries and leading schools and tertiary institutions. Methodist Girls’ School and Pei Hwa Presbyterian Primary School are within 1km of The Reserve Residences, making it a desirable residential address for families with young children.
Shaw Lay See, Chief Operating Officer of the Sales & Leasing Group of Far East Organization, explains: “Integrated developments offer homebuyers a very comfortable cosmopolitan lifestyle. When combined with a transport hub, it adds another dimension of accessibility and convenience for residents. That is the appeal of The Reserve Residences.”
Developed jointly by Hong Kong-based Sino Group and Far East Organization, The Reserve Residences sits on a sprawling 346,439 sq ft site. It comprises 732 one- to five-bedroom apartments in eight residential blocks, more than 70 facilities, and about 160 serviced apartments.

To unwind and recharge, there are numerous dining pavilions dotted around the development including the roof-top, an aqua gym and spa, a reading room and even Hammock and Swing Gardens to while the time away. There are also two dedicated Community Gardens for residents to plant and grow their own herbs and spices, adding to the vibrant and richly planted facades, gardens and roof spaces of The Reserve Residences. Those working from home can head up to level 17’s The Nest Work Pods for a breath of fresh air, inspiration and a change of scenery.
Integrated development with transport hub adds value
According to PropNex Research’s data, integrated developments have a strong appeal to homebuyers, exacting a price premium of 14.7% to 29.3% compared to other residential projects in their neighbourhood. Rental premiums are even higher – from 21.1% to 61.5% – relative to developments in the surrounding area in 2022 to February 2023.

PropNex CEO Ismail Gafoor says: “There are very few integrated projects with a transport hub. Therefore, the demand is strong for these types of homes which command a premium in sales price. In terms of rentals, as it is more accessible than neighbouring homes, it is also able to draw rental rates of up to about 50% higher. Risk is also sheltered during a downtime.”
The first integrated development with a transport hub in the heart of Bukit Timah, The Reserve Residences has seen strong interest as demonstrated by the crowd of about 6,000 over the first weekend of previews.
