A two-storey HDB shophouse at Block 177 Toa Payoh Central has been put up for sale via an expression of interest (EOI) exercise. The guide price is $5.88 million.
The shophouse comprises a ground-floor commercial unit occupying about 635 sq ft and a residential unit on the upper floor measuring about 710 sq ft. It has a 78-year leasehold tenure, with about 46 years remaining on its lease.
The shophouse is a corner unit with a double frontage measuring about 8.3m. “These attributes provide flexibility and the potential to maximise rental income through further subdivision or conversion of the units to alternative uses, subject to relevant authority approvals,” says Sammi Lim, founder and executive director of Brilliance Capital, the sole marketing agent for the property.

The ground floor unit is tenanted and can be sold with tenancy. “This provides stable recurring income for investment, which may appeal to investors looking for immediate returns,” Lim adds. Meanwhile, the owners use the upper level. It can be leased out by the future owner, offering additional potential income.

The shophouse is surrounded by HDB housing estates. It is within a few minutes’ walk of the HDB Hub, Toa Payoh MRT Station on the North-South Line, and the Toa Payoh Bus Interchange. There is also sheltered access to the MRT station from the HDB block.
As HDB shophouses are considered commercial properties, foreign buyers and companies can buy the property.

The strata-titled unit is on the ground floor of a two-storey shophouse with a 999-year leasehold tenure. The shophouse occupies a land area of 1,625 sq ft zoned for “residential with commercial at first storey” use.
The ground-floor commercial unit for sale has a total floor area of 1,625 sq ft, subject to a site survey. The guide price works out to $2,400 psf on the floor area. The unit is currently being leased to a pet shop that provides grooming and daycare services.
21 Kalidasa Avenue is located within Teacher’s Housing Estate, a private landed housing enclave near the junction of Yio Chu Kang Road and Upper Thomson Road in District 26. The estate was built in the late 1960s by the Singapore Teachers’ Union, comprising 256 terrace houses. A row of double-storey shophouses was added to the estate in the 1970s to serve residents’ needs.

Commercial caveats lodged with URA show that 21 Kalidasa Avenue last changed hands in April 2018 for $2.13 million, or $1,310 psf on the strata area. The property is being exclusively marketed by Richard Tan and Wilkie Tay, directors of PropNex Shophouse Elites. The EOI will close on Oct 16 at noon.
