SINGAPORE (EDGEPROP) - A 99-year leasehold shophouse at 79 Prinsep Street and the commercial strata space in two freehold shophouses at 123 & 125 Kitchener Road are up for sale. (Find Singapore commercial properties with our commercial directory)

Both properties are marketed by Huttons Asia.
The asking price of the Prinsep Street shophouse is $19 million while the space for sale at the Kitchener Road shophouses have a guide price of $12 million.
The shophouse at 76 Prinsep Street is a two-storey plus attic, conservation shophouse with a lease balance of 73 years. It is on a 2,583 sq ft plot with a built-up area of about 5,200 sq ft. The first floor is vacant but used to be tenanted to a Chinese restaurant while the second floor is currently approved for a restaurant and bar.
“The property is located within close proximity to both Dhoby Ghaut and Bencoolen MRT stations, with high human traffic. It is a popular hang-out area among locals and tourists with approval for bar with live entertainment which is hard to come by hence making this property attractive to both F&B businesses and investors,” says Jeremy Lim, group district director of Huttons Asia.
The two shophouses at Kitchener Road are strata titled shophouses within the Jalan Besar conservation area. The adjoining ground floor units are for sale and they have a strata size of 4,809 sq ft. It is currently tenanted to a supermarket but has URA approval to operate as a takeaway food shop.
Both properties will be sold in an expression of interest exercise that closes on Oct 30.
