Portfolio of strata units at Sim Lim Square, Peninsula Plaza for sale at $42.8 million

SINGAPORE (EDGEPROP) - A portfolio of 17 strata commercial units is up for sale through an expression of interest (EOI) exercise, announced Colliers International. The collection of properties comprises six ground floor commercial units at Peninsula Plaza, and 11 commercial units on level 5 at Sim Lim Square.

The 11 strata commercial units at Sim Lim Square are collectively priced from $20.805 million. Located on the fifth floor, the units range from 291 sq ft to 506 sq ft. All of the units face the central atrium with direct access to escalators.

According to Steven Tan, senior director of investment services at Colliers International, buyers have the flexibility to purchase these commercial units collectively or individually. The purchase is open to foreigners and locals without additional buyers stamp duty or sellers stamp duty applicable to the sale.



“Sim Lim Square is located at the centre of the Beach Road/Rochor-Ophir Corridor which is currently undergoing a makeover. With the completion of DUO, and surrounding sites undergoing construction such as Guoco Midtown, The M, and Shaw Towers adding to the list recently, this area is poised for future development and growth,” says Tan.

The five units at Peninsula Plaza on the other hand, are for sale with an indicative price of $22 million. The units range from 452 sq ft to 990 sq ft. A 999-year leasehold, commercial building, Peninsula Plaza is located at the junction of North Bridge Road and Coleman Street in the Civic District, and is directly across the road from the CIty Hall MRT interchange station.

With a prominent frontage along North Bridge Road, these units are "currently fully tenanted, and are excellent for investors who are looking for a stable income,” says Tan.

The EOI for these properties will close on Dec 10.
