PLB VFX: PropertyLimBrothers seeks to transform property marketing with the use of immersive VR technology

The advancement of technology has revolutionised many aspects of our lives, and property marketing is no exception.

Now, potential buyers have the means to visualise their future homes with well-produced videos, which is a far cry from the days of house viewing via glossy brochures, flyers in the mailbox, and classified ads in newspapers.

Immersive virtual reality (VR) technology is set to take that a step further by integrating visual effects (VFX) and experiential activities.



“PropertyLimBrothers started by producing home tours as we felt that homes [at the time] were not being marketed to their fullest potential,” said Marc Chan, PropertyLimBrothers’ Vice President of Operations. “Photos alone don’t tell the full story, and they can’t convey as much information, such as why certain floors and/or stacks are more optimal than the rest of the development.”

From regular home tour videos where the presenters merely showed the audience around the house, PropertyLimBrothers progressed to including data to analyse each property’s unique location, price comparisons with nearby properties, etc.

Home tours like never before!

With its own in-house real estate creative media agency, the team is at the forefront of real estate innovation and content creation. Its proprietary 3D Architecture Visualization technology is utilised in its home tour videos, featuring 3D renderings that showcase the full potential of the homes as well as configuration options, helping potential buyers with their decision-making process. This has helped the team in many instances, including marketing a listing that was essentially an empty plot of land as the house had already been demolished.

"We started by showing buyers the possibilities, whether breaking down walls to create open spaces or visualising different interior designs," Marc added. "But it doesn’t stop there. We want to elevate the experience further."

PropertyLimBrothers hopes to take it a step further by offering their clients an immersive VR technology experience. At the second edition of its PLB Landed Convention, an event showcasing more than 100 landed listings available in the market, the team successfully incorporated a VR booth where attendees could put on VR headsets to “step into” the landed homes they are interested in viewing.

“With VR, we want to push the envelope and create an experience where clients can step into a home and experience it first-hand without physically being there. It's a game-changer for both buyers and developers,” Marc mused.

In the future, buyers will be able to “step into” and navigate their new homes at PLB’s studio at their convenience, while developers may be able to eliminate physical showflats, which can help them save cost and time.

“In this next step, we want to continue leveraging technology and add value to developers by bringing the showflat to potential buyers at their convenience,” said Marc.

“There are a lot of possibilities here, with developers now able to tap on this technology to showcase the different unit sizes, configurations and design ideas, while consumers will be able to have a full idea of what they’re buying,” he added.

In future, when PropertyLimBrothers adds foreign listings to its portfolio, the latest service will also enable Singaporeans looking to buy overseas properties to have an “initial viewing” before flying over.

But the impact goes beyond convenience. Immersive technology bridges the gap between imagination and reality, empowering buyers to make informed decisions. "With VR, buyers can visualise different interior styles, furniture arrangements and even experience the surrounding environment," Marc explained. "It's about bringing homes to life and creating unforgettable experiences."

Speaking of unforgettable experiences, PropertyLimBrothers Media is also going all out to serve different market audiences.
