Pinetree Hill: A hidden gem in District 21

Until the debut of Pinetree Hill in July 2023, the quiet, leafy private residential enclave of Pine Grove had not seen a new project launch in 14 years. Pinetree Hill, a luxury condo by the joint venture between UOL Group (UOL) and Singapore Land Group (SingLand), has uplifted the capital values of the District 21 neighbourhood.

The project has 520 units spread across three high-rise residential towers. The 99-year leasehold project has a wide mix of unit types — from a 538 sq ft one-bedroom-plus-study to a 2,874 sq ft five-bedroom penthouse — to cater to different lifestyles.

Since the project was launched last year, 63% of the 400 units released under Phase 1 have been taken up at an average price of approximately $2,430 psf. With construction underway, the sales gallery on site has been closed. A new sales gallery with new show suites has been erected on Holland Road.

New phase of premium high-floor units

UOL-SingLand is launching a new phase of 120 premium units under Phase 2 at Pinetree Hill. These are primarily high-floor units across all unit types. The units offer vast green views of the neighbouring Clementi Forest and Bukit Timah Nature Reserve.

Designed by renowned project architect P&T Consultants, Pinetree Hill’s site sits on top of a 10m hillslope, and the towers are raised 12.6m or about four storeys above ground. Residential units start from the second storey, which is equivalent to eight storeys above street level along Ulu Pandan Road.

The towers occupy 12% of the 242,563 sq ft, 99-year leasehold site. Therefore, 88% of the land is freed up for landscaped gardens, pools and communal facilities designed by acclaimed landscape architect

Henning Larsen. Pinetree Hill’s distinctive feature will be the three “Pinetree Nests” (nest-shaped pavilions) suspended from the heavily landscaped 10m slope fronting Clementi Forest.

Even though almost half the units have been taken up, Pinetree Hill still has choice units available across the different unit types, with the newly released high-floor units under its Phase 2 launch. Units are priced from $2,313 psf.

Priced to suit affordability

Units are priced attractively to suit the different lifestyle needs, catering to singles, couples and young families. Pinetree Hill offers a wide range of two-bedroom types: standard units from 700 sq ft to 845 sq ft; premium units from 764 sq ft to 915 sq ft; and premium plus study units of 797 sq ft.

The unit sizes are larger than those launched after the revised URA guidelines on the harmonisation of strata area and gross floor area (GFA) for government land sales (GLS) from June 1, 2023. Since then,

developers will have to account for the change in the overall saleable area when considering their pricing strategies for new projects. Unit sizes of new projects are, therefore, going to be smaller.

UOL-SingLand had purchased the Pine Grove GLS site in June 2022, a year before the revised URA guidelines. With an investment of $2 million, buyers can purchase a two-bedroom premium plus study. Young families can seamlessly transform the study into a nursery or a cosy bedroom for a young child.

Broad spectrum of facilities and amenities

Pinetree Hill offers many facilities, including a 50m swimming pool, tennis court, half-basketball court, clubhouse and dining pavilions. Residents can also enjoy hiking or walking along the Clementi Nature Trail, which opened last year. The new 2km nature trail connects the Rail Corridor to the new nature park at Dover Forest.

Sought-after schools within 1km radius of Pinetree Hill are Henry Park Primary School and Pei Tong Primary School, which should appeal to families with children of school-going age. It is also near the National University of Singapore, one-north and the science parks.

Situated within District 21 and just a stone’s throw from prime District 10’s Holland Road, Pinetree Hill is also near lifestyle and dining establishments at Holland Village, Chip Bee Gardens and Dempsey Hill. It’s also near malls such as One Holland Village Mall.

The project is expected to be completed in 2027. It is near the existing Dover MRT Station on the East-West Line and the future Maju MRT Station on the Cross Island Line.

For those who drive, Pinetree Hill is just 10 minutes to Singapore Botanic Gardens, Orchard Road and one-north business park; and 15 minutes to the CBD and Jurong Lake District. The development is also easily accessible via the Ayer Rajah and Pan Island expressways.

Developer behind top-selling projects

UOL and SingLand are behind several top-selling projects in recent years:

Watten House

The freehold, 180-unit Watten House on Shelford Road in prime District 11 was previewed last November. Despite the cooling measures, 84% of the units have been sold at an average price of about $3,260 psf.

AMO Residence

The 372-unit AMO Residence at Ang Mo Kio Avenue 1 was the best-selling project in 2022, with 98% of the units snapped up on its launch weekend. As of last November, the project was fully sold, and the average price achieved is $2,114 psf.

The Watergardens at Canberra

The 448-unit Watergardens at Canberra was launched in August 2021, just after the Canberra MRT Station opened. The project was fully sold by March 2023.
