As an Associate Senior District Director at SRI, Pearly brings expertise in both commercial properties and landed homes, which gives her a distinct advantage in Singapore’s competitive real estate market.

“Many of my clients own commercial properties and landed homes,” says Pearly. “This diversity in their portfolios allows me to offer a comprehensive approach, leveraging insights and strategies from each sector to enhance the success of their transactions.”

From hospitality to property

Pearly started her career at SIA and became one of the national carrier’s Singapore Girl, whose captivating smile graced many of the airline’s advertisements, including the cover of Forbes magazine. The glamour, however, was matched by hard work, discipline and her ability to deliver exceptional customer service.

Later, as Managing Director of The Sanchaya, Pearly evolved into mastering the art of brand management and leadership. She built relationships with high-end brands and networked at global events, representing the hotel and nurturing partnerships that elevated its status.

Through connecting with Singapore’s ultra-high-net-worth (UHNW) individuals, Pearly has developed a deep understanding of their unique needs and preferences. Furthermore, her experience bridging the gap between expectations and outcomes in hospitality has allowed her to negotiate high-value property deals with finesse seamlessly.

Making her mark

Pearly’s success in real estate started with a keen sense of spotting opportunities. She saw early on the value in Singapore’s historic shophouses, where cultural charm meets commercial potential. With residential stamp duties increasing, shophouses have become a highly sought-after asset.

In 2019, barely a year into her career, Pearly made waves in the market when she successfully brokered the sale of two shophouses in Kampong Glam for $29 million. This record-breaking transaction, which achieved a price of over $4,000 psf, solidified her reputation as a sharp negotiator. The properties — Blu Jaz Café at 11 Bali Lane and Piedra Negra Mexican Bar and Restaurant at 241 Beach Road — are well-known landmarks. Pearly and her team brokered the sale of these two properties again in 2022 for $39 million, securing a profit of $10 million for their client.

Handling high-value shophouse transactions takes more than just financial know-how — discretion is crucial, especially with UHNW clients. Pearly understands that privacy is as important as the price in these deals. Whether it was managing the flow of information carefully, structuring watertight non-disclosure agreements, or personally vetting all involved professionals, such as lawyers and bankers, Pearly ensured that the client, a high-profile individual, remained anonymous throughout the process.

In addition, Pearly’s ability to assess key factors like location, foot traffic and the potential for urban renewal makes her invaluable to clients. “A prime location can drive both rental income and long-term appreciation, but understanding how a neighbourhood might evolve is key,” says Pearly. She keeps herself apprised of gentrification trends and revitalisation efforts, giving her an edge in identifying shophouses that promise the greatest returns.

“I’ve also successfully assisted my clients in buying and selling their landed homes, often leveraging my extensive network of contacts from both the property sectors; Shophouses can offer good rental returns, while landed homes are valued for long-term growth and creating a lasting legacy”, she adds.

This approach has earned Pearly the trust and loyalty of many clients. They know that when they work with her, they’re not just getting an agent who can handle individual transactions but a strategic partner who can help them curate a property portfolio.

She recalls assisting a client in securing a shophouse in Serangoon Garden Way that offered excellent rental income while also helping them acquire a landed property in an up-and-coming neighbourhood.

Connecting Singapore with South Korea

At SRI, Pearly leads an international team of over 30 realtors, specialising in landed houses, new launch and resale condominiums, HDB and commercial properties.

Pearly and her Korean team are proud to partner with South Korea’s Hana Bank to assist their top-tier clients with commercial real estate investments in Singapore. Additionally, Pearly and her Korean team will launch 4Q2024, a division dedicated to marketing South Korean properties to Singapore clients.
