SINGAPORE (EDGEPROP) - One Bernam topped the list of condos that hit a new high in terms of psf-price during the week from July 30 to Aug 8, with a new high of $3,351 psf. This follows the developer sale of a 452 sq ft, one-bedroom unit on the 30th floor for about $1.51 million on August 4.
The new psf-price high is just 0.2% higher than the previous record of $3,344 psf set at the condo upon the developer sale of a 463 sq ft one-bedroom unit for $1.55 million on March 9.

One Bernam is a 99-year leasehold mixed-use development on Bernam Street within the Tanjong Pagar area in District 2. The development comprises a 35-storey tower housing 351 residential units, with a mix of one- to three-bedders measuring between 441 sq ft and 1,421 sq ft. The condo also has three penthouses from 1,744 sq ft to 4,306 sq ft. The project is also home to a two-storey retail podium of 15,726 sq ft and one floor of serviced apartments with 13 units.

The condo is within walking distance of Tanjong Pagar MRT Station on the East-West Line and the upcoming Prince Edward Road MRT Station on the Circle Line. It is also close to Cantonment Primary School.
One Bernam was launched in May 2021. As of Aug 8, One Bernam has sold 228 or about 65% of its units at an average price of $2,582 psf, based on caveats lodged. As of Aug 8, 24 units at the condo have transacted at an average price of $2,745 psf. The project is expected to be completed next September.
Freehold condo Residences @ Evelyn also hit a new psf-price high during the week in review. A 1,528 sq ft, three-bedroom unit on the 32nd floor changed hands for $3.83 million on July 31. This translates to $2,504 psf. The seller had bought the unit from the developer for $2.205 million in October 2006. This means they made a net profit of about $1.6 million on the sale.

The new psf-price high beats the previous record of $2,441 psf. This came from the resale of a 1,539 sq ft three-bedder on the 20th floor for $3.76 million. The seller purchased the unit for $2.65 million in August 2017, which translates to a net gain of $1.11 million for the seller.
Residences @ Evelyn has seen four transactions to date this year at an average price of $2,344 psf. This is higher than the average price of $2,314 psf for the four transactions recorded at the condo last year.
Residences @ Evelyn is a freehold condo on Evelyn Road in Novena, District 11. Completed in 2007, the condo has 208 units across twin 33-storey towers. It has a mix of two- to four-bedroom apartments and penthouses between 1,023 and 3,466 sq ft. The condo is within walking distance of the Newton MRT Interchange Station on the North-South Line and Downtown Line.

On the other hand, The Myst was the sole project to register a new psf-price low during the period in review. This comes from the new sale of a 1,163 sq ft three-bedder for $2.18 million on August 3, which works out to $1,877 psf.

The new low is 0.48% below the previous record of $1,886 psf from the developer sale of a similar-sized unit for $2.19 million on June 16.
The Myst is a 99-year leasehold condo along Upper Bukit Timah Road in Bukit Panjang in District 23. It comprises 408 units of one- to five-bedroom units measuring 678 sq ft to 1,690 sq ft across two 24-storey towers.
The condo was launched in July last year at an average selling price of $2,057 psf. As of Aug 10, the condo has sold 257 or 63% of its total units. It is expected to be completed in 2029.
The Myst is within walking distance of Cashew MRT Station on the Downtown Line. It is also near the Assumption Pathway School and Greenridge Secondary School.
